This little and perfect New England style cottage is stretch-limo slow living for those who want their cake with cream. The treehouse is usable and gorgeous but high and not for small children.
It’s well set up for guests and you’ll have permission to walk on the private beach 3 minutes from the house. (See second pic in the property photos). The stars here are pretty good too. It’s a wonderful spot.
If you need a pub – there are several nearby. If you need caffeine or foodie options both Lymington town or Brockenhurst village are near. But why would you want to leave? You have a wood burner, you have a beach, you have birdsong from dawn until dusk.
There is plenty of space to relax inside and out. Beds are deep. Sofas are comfortable. The deck runs the full length of the house at the back. The sky is unpolluted with city lights. The weather is absolutely controlled by the sea. The slow life here is a peaceful thing.
The tiny community here is a group of about 5 houses known to the locals as ‘Tin Town’. It was once the areas rudimentary electricity plant. Some of the houses are still in original condition, wooden boarding with a tin roof, mostly dark green in colour. It’s another of the New Forest eccentricities that we love.
You must plan to explore the coast as much as possible. The nearby beach is very quiet, dogs are welcome but mustn’t bother the wild ponies who often live there.

Inside:
The front door opens straight into the well set up open-plan living room. Walk straight through to double doors for the decking and garden area. The bathroom is wood panelled, with bath and shower overhead. Towels are deep and fluffy. Everything is done so well.
On the ground floor there’s a kitchen-dining room opening onto a sitting room with cosy wood burner.
The kitchen is compact but well-equipped and there is a circular table with 4 chairs.
To get to the mezzanine bedroom, you need to use the steep and narrow stairs, (with alternating wide and narrow foot paddles – so not for everyone). There are two single beds. here. There is no curtain or door here so be aware of that.
The main bedroom downstairs is bright and airy, beautifully styled. You’ll not want to leave.
Babies and children welcome. one travel cots, highchair, books and DVDs are provided.
Outside:
The wide deck runs the length of the house. There is good seating options for 5, plus a great table and chairs for eating on. There are two sun loungers in the garden for you too.
The access to the cottage is flat and there is a small step into the cottage from gravel drive way.

Park Shore is a lovely beach located just a short stroll down the lane, it is ideal for paddling, please be aware that the tide comes in quickly. Please supervise children at all times.
Things you should know:
The owners house is next door. This is clear from the 360 degree virtual tour. The owners do not live at the house full time, but are there for long periods through the year. We may not know know these dates when you book, and they may change anyway. We cannot guarantee that you will have the grounds to yourself. The owners are a well travelled and genial couple with older teenage children. Do ask them for tips in the area.

The wet area at the bottom of the garden isn't fenced either, so dogs can really wander from here which won't be popular with the neighbours who live close by. |

what makes this special...
You can walk from the back door to Park Shore beach in about 6-7 minutes. It is pebbly, sandy and silty depending on the seasons and storms. This is a very special area and also private for those who have permission.
Watch this short vid for the walk here. The coast is wild, unspoilt and has no facilities whatsoever. There are wild ponies living on the beach from time to time, and apart from wild birds, yachts to watch and perhaps someone fishing, it’s rare to see people here. The stretch of coast is about 1/2 km. Please use it with the care and respect that it deserves.
You can walk to the East End Arms pub in about 40 minutes from the door. The lanes here are quiet and home to many ponies, cows and donkeys.
Shopping is Lymington or Brockenhurst. Broad sandy beaches are at Milford on Sea about 20 minutes away.

the location...
The stretch of land between Lymington and Beaulieu is a real treat. Quiet lanes, gravel tracks, rambling red brick cottages, ponies wandering about - they're on the beach often.
The Beaulieu River is one of the few privately owned rivers in the world and has been in the ownership of the Montagu family for over 400 years. Land here is tightly held and cherished by residents. The area feels manicured and wild.
At the head of the river, you’ll find the village itself. Dating back to the 13th century, it’s perhaps one of the most iconic and most visited in the New Forest. The main draw here is the Palace, Gardens, Abbey and Motor museum. The village is picturesque with tiny redbrick houses, tiny shops, a chocolaterie, several good cafes, an excellent garden centre and learning garden make up the tiny High Street.
