Calling all garden and architecture lovers! Step this way for the ultimate holiday experience. The Rotunda is a truly unique getaway: an exceptional Grade II listed apartment among the lawns and blooms of one of the country’s finest gardens. Exbury House is known for over 200 acres of glorious woodland gardens showcasing an exuberance of rhododendrons and azaleas in spring and a fiery blaze of colour come autumn. The gardens were established by Lionel de Rothschild in the early 20th century, when he also remodelled the 18th century country house at the heart of the estate.

Today the house dazzles with its elegant façade of dressed stone, pediments and colonnade. Within Exbury House, The Rotunda apartment is equally impressive and highly original. Rooms radiate off a glazed circular promenade punctuated by columns, looking over a large round stone hall and lit from above by a glassy dome. What a fab holiday pad!

The Rotunda is very special, very spacious, and very different. The style is grand yet artsy with quirky detailing and stunning paintings on nearly every wall by artists and owners Caroline and Nicholas de Rothschild. As the rooms radiate out from the central promenade, many are curiously shaped, as well as having classic features such as high ceilings, fireplaces, panelling, and deep architraves and cornicing.

Everything is on a big scale with masses of space. Rooms are both generous and comfy, including a lounge for relaxing, an open-plan kitchen-dining room for get-togethers, and four superb bedrooms with huge beds for easy slumbers; each one has its own luxe bathroom – perfect for stays with friends.

Inside

Staying at Exbury House is an experience in itself. This country pile is grand and glamorous. Drive up a sweep of crunchy gravelled driveway for easy parking in front of a flight of stone steps. These lead up to a wide panelled entrance door opening onto a high-ceilinged reception hallway where you can take the lift or the stairs to The Rotunda on the first floor.

This is a beautiful and unusual apartment. Big rooms surround the central glazed, light-filled rotunda with its high pillars and arches. At night the rotunda’s ceiling is lit up, along with spotlights at floor level, creating a spectacular effect.

The interior style is an exuberant mix of the classic and the creative, the traditional and the quirky, with stunning artwork on nearly every wall by artists and owners Caroline and Nicholas de Rothschild.

The Rotunda has its own reception hall leading to the cheerful lounge. This colourful and convivial space has plush armchairs and deep sofas piled with vibrant patterned cushions against walls of sunshine yellow. The lounge invites you to sink down and relax. There’s a big smart TV over the feature fireplace – if you can tear yourself away from those big windows with big views over parkland and the sparkling Solent to the Isle of Wight.

The massive open-plan kitchen-dining room is another splendidly sociable space. The fully kitted-out bespoke country house style kitchen is all gleaming wood and oversized island unit. It is a performance space of a kitchen - perfect for rustling up something delicious while friends and family gather round to drink and chat. Settle down for get-together meals at the oval dining table which comfortably seats eight.

Even the practical utility is huge and comes with those stupendous garden views, as does the cloakroom, which mixes country house grand with contemporary glam.

At the end of a day of garden, waterside and Foresty adventures, the indulgent bedrooms invite restful slumbers. They are all huge with gorgeous far-reaching views and each one has its own individual bathroom. Which will you choose? The master bedroom has a super king four poster bed, marble fireplace, Narnia wardrobe and a feature freestanding bathtub with claw feet in one corner. The second bedroom has a super king-size bed with fabulously ornate headboard and en suite with a big bath under the window for leisurely soaks with garden views. The third bedroom is just as gorgeous with a super king bed, curvy freestanding bathtub in the corner, and walk-in wardrobe. The fourth bedroom has a king size bed, an armchair in the bay window, and a special en suite with walk-in shower and a beautiful richly patterned basin inset into a bespoke wood top.

Most of the works of art displayed in The Rotunda are connected to the family owned Palais des Vaches gallery and are for sale, should you desire a truly special souvenir from your stay.

Outside

Exbury is the largest private garden in the country and it is also the most colourful …especially in the spring, and as guests at The Rotunda, you have unlimited access to them during your stay!

In addition to your 200 acre garden, there’s a more private garden ‘room’ which is shared with the few others who live in the grounds of Exbury. Your private corner of the grounds includes a *big communal swimming pool with diving board that is heated from the end May to the start of October, and terraces with tables and chairs for relaxing and there’s a tennis court for yet more family fun.

* The heated swimming pool is available for bookings between May half term and October annually.
ParkingThere is allocated parking for 2 - 3 cars.
EV ChargingRotunda does not currently have EV charging facilities, or access to charge your car from the mains. Please use the EV charging facilities in the Exbury Gardens public car park.

Home truths

The fireplaces are decorative only and not in working order.

Dogs MUST be kept on a lead at all times.

The swimming pool is for shared use with other guests staying at Exbury Gardens. The pool is available for bookings between May half term and October.

Bedroom 3 has an ensuite, which is separated from the bedroom by a curtain, but no door.

There is no BBQ at this property.

The tennis court can be used but hasn't been re-serviced for many, many years. It is well loved and not for pro tennis match players. Please BYO balls and rackets and use at your own risk.

Exbury House is part of a working estate and the gamekeeper may at times be carrying out work during your stay.

Exbury gardens is closed to the public from 2nd November - 1st March. Our guests will still be able to access the gardens during that time, but the restaurants and Steam Train will not be available.

Location, location, location...

Exbury feels like an enchanted, hidden corner of the Forest. Guests can wander around the magical Gardens without charge (although you have to pay extra to ride the mini steam train). A great café serves brunch, lunch and afternoon tea, plus there are on-site food outlets. There’s also an inspirational art gallery on the Estate, Palais des Vaches, with a calendar of art workshops and opportunities to buy work, including paintings by the Rothschilds.

There’s plenty to explore in the local area. If you’re looking for a country inn, The Royal Oak is a good stroll away at the end of the lane. Beaulieu village, just over five miles away, has been named one of the most beautiful villages in the country. It has riverside views, the attractions of Beaulieu Motor Museum and Palace House, free roaming donkeys and ponies, and a picture postcard pretty High Street. Potter among the High Street’s quaint boutiquey shops including Beaulieu Chocolate Studio (you can even watch chocolates being made), Bellord and Brown fine grocer, art, antiques, fashion, homeware and vintage stores, coffee houses, tea rooms and Monty’s Inn bistro. There’s even a glam garden centre with a popular café.

Stretch your legs with a walk from Beaulieu to Bucklers Hard – once the boat building village for Nelson’s navy, now an utterly charming waterside destination including Master Builder’s Hotel with pub and restaurant if you’ve worked up an appetite and thirst.

Saunter in the other direction from Exbury to Lepe country park for a breezy beach, views across the busy waters of the Solent to the Isle of Wight, and a café with panoramic views.

The service from New Forest Escapes was excellent from start to finish. Nothing seemed too much trouble and staff were always very polite, efficient and helpful. The property was delightful, stylish, comfortable and very interesting, with masses of space (we were a family group of 8 ranging in age from 3 years to 70) and lovely views across the grounds to the Solent. We loved all the artwork on the walls (most was for sale and much by Caroline and Nick de Rothschild, the property owners) and particularly enjoyed our visit to their Palais des Vaches art gallery a short drive from the rotunda, where we met them both and even bought a picture. Direct access to the gardens was a big bonus and the autumn colours, the Halloween activities of the steam railway in the gardens and face painting for our granddaughters were all much enjoyed by all. The charming town of lymington and the nearby beaches were other highlights. We’d like to return!!

Unique stay in a wonderful setting! We stayed at Rotunda with our family and wow what a stunning apartment and location. Set in the grounds of Exbury House it is truly unique. The view from the apartment is stunning across the lawns and down to the estuary. The apartment is large and comfortable, wonderful beds, well equipped and warm and cosy. We enjoyed walking in the ground of the house and visiting the local area. A few small things to mention, with regards to accessibility although it is all on one level and there is a lift up to the apartment, you do enter the building via some steps with no handrails. We had elderly relatives with us who struggled to get up the steps.
