Under the high ceilings of this 20th-century cottage, there’s ample room to make yourselves at home – be that in the show-stopping orangery, the magazine-worthy kitchen, the cat-nappable snug, or the well-loved garden. If there was a soundtrack to staying here, it would likely include birdsong, laughter and popping corks.

Originally home to the Brockenhurst Station master, we love that Fern Villa’s Edwardian ‘bones’ are now swathed in a mix of vibrant Colefax & Fowler wallpapers, original art, and House of Hackney accessories, accentuating all of the gorgeous original features that lay within.

Inside

Boasting a marble floor, copper worktops & art deco bar stools; your kitchen gives off serious champagne & oyster bar vibes (good times are sure to flow!) We love how generous the space is, with its double butler sinks and double dishwashers … there’s a definite glass half full ethos!

The beautiful orangery provides just the spot to lose track of time, and we can picture how lazy brunches may well spill over into special suppers & late night chatter. Framed by an ancient magnolia tree outside, everyone will feel head of the table amongst the laidback luxe decor. Flow in & out as you please from the double doors here, or slip off into the snug for a night cap on the pink sofa.

Upstairs four birdsong-filled bedrooms await. Each with their own unique character, the master ‘boudoir’ and en-suite feels extra "oh la la", and the quirky family bathroom is within easy reach for everyone.

From its reclaimed wooden floors & vintage finds, to the dramatic wallpaper & plush furniture- Fern Villa exemplifies how nature & nurture can work harmoniously together. Your host’s Scandi roots shine through, and whilst each room is wildly different, everything is rooted with a earthy ‘soul’.

Outside

Plot your day from the garden sofa, with a coffee in-hand… the magnolia tree (planted in 1910) here provides the perfect shade from morning sun!

Paying homage to the Stationmaster’s love of gardening, outside is still very well-tended, and the mature planting gives a sense of tranquillity and privacy. We love how you can open the kitchen & living room’s doors to bring the outside-in.

After a day exploring Brockenhurst on-foot or wheels, you can definitely put your feet up and relax into sun-slowed evenings & BBQs back home.

You may spot ‘The Nest’ behind the planting at the bottom of your garden- this lovely self-catering annexe is another New Forest escape which can accommodate two people, and may be rented in unison with Fern Villa. Just ask us if you are looking for more room/ a separate area for guests!

There's ample room for 2 cars to park on your driveway (please read the Home Truths), and you may well find you leave your car parked for the duration of your stay, as so much is within walking distance!

EV ChargingVehicle charging is possible via the mains electricity in the property. At the time of booking, you will be required to select how many electric vehicles you will be charging during your stay; as a £35 surcharge is applicable for each EV car per booking.

Home truths

Complimentary logs will be provided for your stay (Nov - March). Feel free to bring your own for any extra.

Part of the charm at Fern Villa is that you will likely be in the mix with New Forest ponies and donkeys, who freely roam the streets and village! Lovely as they are, they must be kept out of the grounds by keeping the front gate closed (they wreak absolute carnage with rubbish bins and gardening and can cause great harm to themselves by eating something they shouldn't!).

As mentioned, there is another New Forest escape at the bottom of your garden. 'The Nest' is a self-contained and well separated by planting. Please be careful not to block access, by ensuring that you only park outside Fern Villa and leave the driveway that runs alongside the house completely clear.

If you would like to extend your guest list, or have a family member who would prefer privacy, you may be able to rent the Nest alongside your Fern Villa booking (availability dependant). Please just ask us!

Fern Villa's 4 bedrooms are all located on the upper floor. There are steps leading up to the master suite and the family bathroom, with a further step to access the next three bedrooms. Please be aware that there is also a small step down to access the family bathroom.

There is also a step down into the back garden from the patio doors.

Booking Information

Included in your booking cost are: all bedding and linen, towels for the house, kitchen essentials, any baby kit you've requested and cleaning the house after you leave. We also supply some treats to get you going for tea when you arrive. Enjoy!

Wowee- Fern Villa has an abundance of open countryside right on its doorstep! At the end of your road you’ll find acres of pastures new to explore- filled with free roaming New Forest ponies, donkeys and pigs (during pannage), to greet you on your travels. You’ll be spoilt for choice with all of the tracks on offer… most of which end up passing a lovely pub as a cherry on top!

For even more adventures, Brockenhurst Manor Golf Club welcomes visitors to its stunning 18 hole course just under a mile away. If you are looking for more of a pamper, head to Senspa (also a mile away) for a Thai-inspired treatment. As a surefire crowd pleaser for everyone on your guest list, The Pig is only 1.3 miles away, and boasts a fab homegrown menu of locally-sourced food with stunning grounds & kitchen gardens to explore.

Stock up at the bakers, grocers and butchers in Brockenhurst Village (0.3 miles away), or catch the train into Lymington to top up at the Saturday market- either way you can leave the car at home.

Boat lovers will love Lymington Quay, whilst ‘Brockenhurst Beach’ lets you dip your toes in and cool off on a summer's day… perfection!

Cozy and uniquely decorated home. The dining area and outside under the magnolia tree were our favourite spots to hang out as a family. Good facilities in the kitchen and laundry room annd the en-suite is a good size. Easy access to local shops, pubs and restaurants. We missed having a secure storage area for bikes and the driveway was a tight fit for our large SUV. We will return - loved the location and house.

Thank you for a wonderful stay. The house is wonderful and perfect for what we wanted. Favourite Moments: BBQ in the garden, kids loved the egg chair, and playing games in the orangery. Recommendations: Burley (horse & cart rides, shops), Brockenhurst beach for a paddle, and The Pig tap room for lovely beer and cider.

We stayed for a long weekend at Fern Villa. We were 6 adults and 2 young children. Everyone had a lovely time during our stay - particularly in the patio/garden outside. The accommodation was welcoming and beautifully set up for us. There's lots to do nearby and we had a great time exploring. The little ones particularly enjoyed seeing ponies everywhere and taking a dip in the river. The manager for the accommodation got in touch with us to check if everything was OK and also informed us that we didn't need to rush to check out the following day, which was much appreciated as we found the extra time very useful! The only pain point during our stay was the parking. Parking on the street was not permitted and while there is space in the driveway for 2 cars, with our 2 SUVs we had a hard time maneuvering around the bends to comfortably park both.

This is its the perfect location for exploring the New Forest! I love the flow between the kitchen and dining areas and how everyone can spill in an out as they please. This is definitely a home-from-home where you can let your hair down and lose track of time.
