Something very special is on the horizon at Harbour View. From its waterside views & private slip way, to its landscaped gardens & hot tub… a touch of Riviera-chic awaits on Lymington’s shoreline.

Just as the tide ebbs and flows, you’re very much encouraged to drift inside and out as you please. Although we’d recommend slow mornings on the balcony; you have got all day to bask amongst the sunshine & sea air in your riverside garden… and your back garden too… Decisions, decisions.

Inside you’ll be welcomed to a hotel-luxe style; where our upside-down house puts its VIP postcode at the forefront, and views take centre stage. The glossy and large kitchen/diner & living area come with a large ‘side’ of scenery, as does the bonus TV/games-snug on the top floor (rest assured, you’ll all be happy here!). Downstairs, the ‘suite’ life continues with each of the four pristine bedrooms offering a sanctuary of calm.

Perfect for a paddleboard and aperitif, sunsets are really something to be savoured from your private waterside garden… and you’ll be one of only a handful in the New Forest who enjoy such a luxury! …Pssst – Did you spot THE most enviable office space on The Solent out here too?

With a fab local pub, outdoor pool, and the Isle of Wight ferry only a pootle up the road, you can also potter (or paddle!) into Lymington town for more waterside adventures. Start by people watching on the yacht-dotted Quay, and wander up the cobbles to explore the boutique, café lined High Street.

Inside

Chick & sleek meet elevated coastal… Our upside-down gem has been designed to pay homage to ’those’ views, where the sky meets the water and time is told by the tides.

The first floor feels spacious and luxe, and the finishing touches bring a refined ‘Riviera’ touch to the coastal blues and neutral palette. Whilst natural light floods the open-plan space by-day, there’s also a sense of warmth and cosiness amongst the textures which makes it the perfect place to hunker down come-nightfall.

The large kitchen and breakfast bar will invite all in the party to nibble and natter (there’s also a TV for Saturday Kitchen inspo if needed!), and we are obsessed with the little balcony leading off from here for our morning coffee and sunset sips.

All of you can enjoy dinner with a view... whilst the enormous sofa is perfect to curl up on for afters. If little ones are being treated to a late night, they’ll love the TV/ games snug on the top floor whilst the grown-ups stay up a little later for cheese & chatters.

When everyone is ready for bed, the calming and uber-swish styling of the four bedrooms provides just the spot to recharge... Whilst the super king master suite is the obvious choice to bagsy, we also love the back room with its courtyard garden & the swanky en-suite at the front too. Younger guests will be drawn to the bunk room… and the inevitable rite of passage will commence as they decide who gets the top bed!

WATERSIDE GARDEN

There is absolutely no denying how special your home is when you paddle out into the river from your own waterside ‘garden’!

Perched directly opposite Harbour View, on the water’s edge (there is a road that separates them), this V-VIP spot boasts a slipway that can be used to launch a kayak or paddleboard - perfect for immersing yourselves in the landscape.

Back on land, there’s a small table out here for supper & sips under the stars, and an office space with serious 'latitude' … just WOW!

This gated area is also perfect for parking an additional car.

FRONT & BACK GARDEN

The planting is as abundant as the surrounding views, and we love how Harbour View feels in harmony with its surroundings & cocooned from elements at the same time…

From read-a-thons on the egg chairs, to siestas on the sofa, there are plenty of spots to put your feet up outside out here; and we love how the doors up make indoor-outdoor living easy breezy. Pop in the hot tub before bringing catch of the day finds back to the BBQ, or invite a private chef back - whatever floats your boat is on the menu.

There’s room on the driveway for one car here and, although the house is on a moderately busy road, the clever planting does make you feel private.

Please read the Home Truths section as there’s a glass panelled section here (sectioning off the drop in the lower level’s courtyard garden), and a few other safety bits we would like to point out.

Home truths

Because you'll be lucky enough to have a balcony space, a hot tub, and waterside access, please ensure that children are supervised at all times and be extra vigilant. You will need to sign a safety waiver prior to your stay.

Please note that your home-from-home is situated on a fairly busy road (particularly busy as the ferry empties), which you'll need to cross to access the riverside garden. The section of glass panelling in the back garden surrounds an opening to the downstairs courtyard area - please do not lean on this, and keep children away for their safety.

You are welcomed to 'launch' a kayak, canoe, or paddleboard (or similar) from your riverside garden; but larger toys, like boats, are not permitted. This garden is less manicured here (which we love), and you'll also find a shed & office space out here too. Whilst the storage shed is not available for guests to use, the office is available upon request - please just ask the team before your stay.

Accessibility

The main door is on the ground floor, where all of the bedrooms are located. Guests will need to use the stairs to access the upper living levels and back gardens. Please do just ask our team if you have any specific requirements or questions.

Included in your booking cost are: all bedding and linen, towels for the house, kitchen essentials, any baby kit you've requested and cleaning the house after you leave. Enjoy!

Your exclusive postcode brings the best of both worlds together, as you overlook Lymington River and feel a million miles away; yet can literally paddle or potter into the bustling town & Quay in mere minutes!

You really are in for a treat as the Sunseeker-filled town of Lymington is filled with places to eat, drink & be merry. If you are looking for active adventures, check out the Sea Water Baths or the Sea Wall walk to Milford. For countryside pursuits, just hop on the train to Brockenhurst (Lymington Pier train station is just a 3 minute walk from your front door), to get off the beaten track.

Spoilt for choice? You’ve also got ferry jollies over to the Isle of Wight, mini golf, and the local hotel’s pool & gym there for the taking (you’ll need a day pass for this) – washed down with a pit stop at your local pub, The Ferryman’s, on your way home. You'll find all of these activities down your road within a 10 minute wander!

Thank you so much for allowing us to use this beautiful home, we had such a fabulous time. There wasn't anything we needed as it was very well furnished and the kitchen was a dream to use. The hot tub was great even though we only used it once, we had such busy days we were too tired. We would definitely like to come back. Thank you for the use of your lovely home. We walked into Lymington several times (takes approx 10 mins) We have enjoyed a drink at 'The Cellar', and eaten at the Kings Head (well worth the food and atmosphere; comfy & cosy. '777' is worth a spot of breakfast or even lunch as it is an interesting and quirky place to just chill. You don't need to like motorcycles to enjoy it in there. Today is our last day and we have spent the day at the Beaulieu Museum/Abbey. We spent New Years Eve at The Ferryman. This pub is only approx 6-7 minute walk from the house. Such a fun time. Again the house is comfortable, with fab' views over the river. Well equipped kitchen, comfortable beds. So all in all the six of us have had super time.
