Looking for seaside bliss by the bucket (and spade) load? Salty days & special times together are a shore thing from our VIP family beach house… With panoramic views stretching over The Solent, to the Isle of Wight and beyond, High Tide’s top floor has been designed as an ode to the ocean; with everything tailored to soaking up those ever-changing ocean vistas- it is utterly breath-taking!

From your front door to the shore (in just 3 minutes), this really is wild swimming, paddle-boarding, boat-spotting, ice-cream-eating, clifftop-walking, sandcastle-making heaven… But, before plotting tomorrow’s adventures, we recommend pouring yourself a little something (cue the handy bar) and taking it all in. You’ll all feel a million miles from the everyday hustle & bustle up here, with a super-sized sofa, games nook, and balcony to choose from; all amongst the most beautiful backdrop.

Downstairs, the laidback-luxe vibe continues, where an open-plan kitchen & diner lets you spill out into the garden for alfresco feasts to the sound of the ocean. And the cherry on top … your exclusive Milford on Sea postcode means you can go from foamy waves to frothy coffee (or something colder perhaps) in just a jiffy. The buzzy village provides the perfect post-beach tonic with it’s fab sprinkling of places to eat, drink and be merry!

When you’re full of good food, fresh air & family time, come home to catnap in the TV room/snug, or batten down the hatches in one of the three en-suite bedrooms… now this is the good life!

What makes this place special...

Highlights staying at this house and in the local area...

All the essential details.

Here's your full run down of this place, inside and out...

Inside

We love how our upside-down home embraces its VIP seaside location, and the first floor offers just the place to soak up its panoramic views in style. Overlooking The Solent in style... be prepared for a WOW moment as you step upstairs...

With a floor to ceiling view that goes up into the eaves, everything about this room celebrates the wide-skied wanderlust that surrounds- it's a true love letter to the ocean.

There's plenty of space for the whole family to settle-in; we'd take our morning coffee & sunset sips on the balcony, and succumb to the GINORMOUS sofa for Netflix or charade-a-thons come nightfall! If you have any energy left after a day of swimming, biking, walking and paddling... the nifty games table in the 'nook' up here, takes you from air hockey to American pool in just a jiffy, and there are plenty of board games & books to choose from too!

We should point out that the mini bar/kitchenette up here has two functions... 1: to cleanse the palette (the fridge is plenty big enough for olives & wine) and 2: to provide the most enviable backdrop if you have to join a Zoom meeting!

Downstairs the easy-breezy style continues and we love how the L-shaped kitchen-diner offers yet another great light-filled space to chat & chill together. The bi-folds stretch along the full width of the room, and bring the outside-in to keep the fresh air... and snacks... flowing! The snug is just off from the dining section, which doubles up as a TV room for the little ones, or as an extra bedroom with its fold out sofa bed (if pre-agreed).

Pssst - Each of the three gorgeous bedrooms are en-suite, but the master boasts the biggest shower and garden access. The other two rooms are equally as light & lovely though, with the option to have twin beds or a king in bedroom 2. The bonus of having a family bathroom, large hallway, and utility room, means all is at-hand for a very ship-shape stay beside the seaside!!!

Outside

The walled garden is large & leafy with a magnificent tree taking centre stage! A mix of mature planting and more modern leafy additions make you feel cacooned from the elements, and help all neighbouring parties enjoy privacy.

Little ones will love running around the lawn, whilst all will be hoping to bagsy the egg chair. With the bi-folds open, you'll be spoilt for choice with places to feast, but we'd always opt for alfresco... especially to the soundtrack of the sea!

There's plenty of room to park 2-3 cars in the courtyard here, and although the electric gate will be kept open during your stay, your home is lovely and private at the end of a cul-de-sac.
GardenGarden dining table & chairs / Hanging egg chair / Gas BBQ.

Please note that the BBQ is stored away from the end of October until the beginning of April. If you would like to use it during this period, please let us know before your stay so we can make it accessible to you.
ParkingThe driveway has room for 2-3 cars.

There is a PAYG electric charging point at High Tide. Please bring your own charging cables.

Home truths

Your VIP seaside & south-facing home means you are at one with the elements... please be wary of doors when the wind picks up! For your safety, please do take extra care on the balcony (especially if allowing younger guests out here, who should be supervised at all times) and do not lean on the glass. Please also note that High Tide does not have a stair gate, and travel stair gates will not work due to the design of the staircase.

Whilst the chair in bedroom 2 doubles up as a single futon, this is just for relaxing and isn't an extra bed. If you have extra guests joining you at some point, there may be the option to use the snug's sofa bed, but this must be agreed with our team before the stay so please drop us an email or call to chat through. Bedroom 2's WiFi can be a little temperamental, so we recommend heading to the snug to watch a movie!

The handy utility room is just the spot for keeping on top of laundry, but guests are kindly asked to air dry items rather than use the tumble dryer.

To access the beach you'll need to leave out of the front door and head towards the end of the cul de sac. There is a road to cross, and you'll find your nearest beach access has a fair few steps to wander down to reach the shore (as seen in pics). It is worth mentioning that you may hear some road noise when spending time in High Tide's garden.

Please note that the garages and annexe out here are locked, but if you wish to store any precious kit, we may be able to pre-arrange storage so please just ask.

Accessibility

All of the bedrooms have shower en-suites and are located on the ground floor, but there is a subtle incline to the floor as you enter bedroom 2, so please mind your step.

The main living area is upstairs, but the kitchen & diner is on the ground floor, with garden access.

Location, location, location...

Now this is seaside living at its finest! As well as having VIP vistas, High Tide is in easy reach of all things wild & wonderful... You are only a 3 min stroll away from the shore (there are steps to get down to Hordle Cliffs) where you can while away the day with picnics & paddles.

After a day at the beach head into Milford Village to stock-up or treat yourself... We love The Cave for an aperitif & Britannia Thai for a takeaway. The Coastal Bakery's bread is also well worth the hype if you fancy an early morning sourdough stroll!

Wander, run, or bike into Lymington along the Sea Wall. Its a gorgeous 5 mile stretch and you'll have the most beautiful vantage of birds and boats as you go... just wow.

Perfect for a winter break. One of the best self catering properties we’ve stayed at. Spacious, luxurious and an amazing location. Everything we needed was provided and the location is spot on with the beach just over the road and just a short drive the attractions of the New Forest. We’ll be back!

Kate February 2026

Nora and family September 2025

High Tide is a stunning seafront house and is beautifully furnished with high quality, stylish equipment and accessories. Beautiful 'themed' cushions and pictures add a delightful finishing touch The upstairs lounge was perfect for our group of six, with an enormous comfortable sofa. There are also other 'cosy corners' to sit, including in the downstairs snug and at one end of the kitchen. We enjoyed a coffee on the large balcony on a sunny Sunday morning. The pool/air hockey table was fun and the sound system was great. You could just sit for hours looking out to sea. The bar was also a fun facility and we enjoyed making cocktails. All the bedrooms are stylishly furnished and each has an ensuite - the nicest being in the room which has patio doors to the garden. The other rooms only look out onto the garage area but even that is well presented. The garden is totally enclosed and dog-safe, as well as being well planted and tended, with high quality patio furniture. Everything is very clean. It is wonderful to be so close to the seafront, which has a nice footpath and great views. We had a good dinner at The Beach House pub, which is about 15 minutes walk and we also went to Mudeford Quay and got the ferry across to the spit for a lovely walk. Dinner on our second night was booked and collected from Cook! in Milton on Sea and was delicious. It was the perfect place to celebrate my 60th birthday.

Greg and family March 2025

We had a fantastic stay at High Tide. It was a lovely house and the views from the living room were incredible (even in a foggy December). Ideally located for the whole of the New Forest. You can see the attention to detail that's gone in to the property and would recommend it to everyone!

Nikki & family December 2024

We spent a week at High Tide in November for a family get together. It is a beautiful house with lots of space and different areas to enjoy. The many windows provide wonderful light and bring the outside in. A short walk to the sea front and Milford Village about a mile away with some nice places to eat. New Forest Escapes provided excellent service, always responsive and proactive.

Yvette & family November 2024

Lovely property in a superb location. Everything you need for a relaxing stay is at hand. Comfy beds and plenty of seating. 2 small observations could have done with a dressing table in bedrooms. There is no window in the master bedroom for ventilation you have to open doors which isn’t great overnight. That said one of the best properties we have stayed in. We would certainly book again.

Paul & family October 2024

This property is truly wonderful. There are big windows and mirrors everywhere so it feels really light, gorgeous views across the sea, fab garden and folding doors that fully open, across both the balcony and the garden levels. Everything has been thought of. Two things to note - there is a road to cross to get to the beach (not a big deal but not sure it comes through on the listing). Also the bathrooms/en suites are very small with the exception of the master bedroom. But these are minor compared to the rest of the amazingness of the property.

Philippa and family September 2024

Great house, thought of all the things people need to enjoy their stay. Beautifully presented, could live here, very homely and wonderful views. Sheets great, satin finish and beds very comfortable. Nice sociable areas. Thanks for an excellent stay making memories we really enjoyed it. Would you sell?? We have loved it so much!! We enjoyed great walks along the spit, refreshing walk and Barton on Sea and a boat trip to Bucklers Hard. The Smugglers Inn, Britannia Thai and the Beachcomber at Barton on Sea all excellent.

The Lake & Batrill families September 2024

Fabulous home. Great company to deal with.

Gideon and family August 2024

Lovely house. Better than the photos. We loved the decor and the view. The kitchen was extremely well stocked and had everything needed for making family meals. The garden was lovely and private with wonderful seating areas. The location is perfect for walking on the beach or walking into Milford for dinner. Would definitely love to stay next year. One of the best holiday homes we have stayed in. Great communication with the host on the house and everything was in perfect condition.

Morag and family July 2024

We have had an amazing week of beautiful sunshine and have really enjoyed the lovely property, garden and BBQ. Thank you very much. We enjoyed morning walks from the house through the woodland in Milford on Sea Nature reserve to the pretty village and loved the tasty treats at The Coastal Bakery. We had brunch at Paddle on the Green and Saltwater, both were so lovely.

The Elliotts May 2024

Having a morning coffee or sunset sip to the backdrop of The Solent is truly VIP! As well as having possibly the best views in Milford, you can also be in the water within just a few minutes, and Hordle Cliffs is ideal for days filled wild swim and picnic.

- New Forest Escapes 25/07/2023

This is the absolute perfect location and home for a family trip to the beach! The house itself is a showstopper with those views, but I also love that it has been designed in a way that makes you all feel at home. After a day at the beach, we would definitely be heading back to the games nook and mini bar/kitchen!
