Built in a traditional country-house style but designed with modern proportions, Nash Point maximises space, light and those glorious coastal views.

High ceilings, wide windows and generously sized rooms are arranged around a striking central reception hall with a turning oak staircase, creating an immediate sense of arrival. Despite its impressive scale, the atmosphere remains warm and welcoming; a home made for gathering rather than formality.

At its heart is the large kitchen and breakfast–family room, where doors open onto a south-facing dining terrace, making inside-outside entertaining effortless. A comfortable lounge with deep sofas and a cosy fireplace invites relaxed evenings, while the rich library-red dining room sets the scene for celebratory suppers.

A playroom with direct garden access keeps younger guests happy, and a quiet study offers space to retreat when needed. Upstairs, six beautifully appointed bedrooms provide flexible accommodation for multi-generational stays, ensuring both privacy and comfort.

Just steps from the main house, the Garden Annexe adds another layer of fun. With table tennis, comfy seating, a TV and a small bar, it’s the perfect hangout space for teens, kids or adults who want their own corner of the action.

The setting is nothing short of showstopping. Wide lawns wrap around the house and roll gently towards the water’s edge, offering uninterrupted Solent views and constant boat, ferry and yacht watching. The grounds are large enough for games of hide and seek, but all safely tucked away behind a discreet boundary that keeps pups and little explorers happily contained.

Inside

Nash Point is a welcoming and beautifully lit home, perfect for gathering together. It’s the kind of place where everyone naturally flows from room to room, settling into comfortable rhythms.

Built in a traditional style, the interiors offer a relaxed country charm with generous and calming spaces. High ceilings, wide windows that frame the view like a picture, and a stunning central hall with a sweeping oak staircase create an inviting atmosphere. Despite its size, the home feels wonderfully cosy, allowing you to kick off your shoes, brew some tea, and truly settle in.

At the heart of the house is the kitchen come breakfast-family room, a sociable area that opens onto the south-facing terrace, ideal for breezy inside-outside living. There are two lounges, both featuring plush sofas, deep armchairs, and fireplaces for added warmth and comfort. The statement dining room, adorned in library red, is perfect for those long, leisurely dinners with a grand feel. Additionally, a playroom connects to the garden, while a quiet study is tucked away for anyone seeking a (needed) moment of peace.

Upstairs, six spacious bedrooms provide ample room for everyone to sleep soundly after a day of exploration. Outside

Settings don’t come much better than this! The location is absolutely beautiful with unrivalled water views, and it’s a bit of a secret. This impressive country house is hidden down the end of a private tarmac driveway that winds through the landscaped gardens, leading to a turning area in front of the house, with a further gravelled area for easy parking.

Extensive grounds of mature trees and shrubs and well planted borders surround the house. Kids will love playing hide and seek out here. Others will enjoy quiet strolls and spotting Forest ponies grazing in neighbouring meadows. But the biggest draw has to be the wide, south-facing lawns sloping down from the house right to the water’s edge with a stunning outlook.

There’s masses to do without leaving this welcoming home. To one side of the house is a hard tennis court, a separate games room with bar, and a supersized hot tub. There’s also plenty of spots for morning coffee, reading, chatting, al fresco feasting or sipping a sundowner. Take your pick from sitting areas with Lutyens benches and suntrap dining terraces.

The views from the patio are perfect for birdwatching, wildlife enthusiasts, and photographers. The surrounding marshes are a vital habitat for waders and wildfowl, offering incredible wildlife experiences throughout the year. In winter, large flocks of Brent geese, wigeon, curlew, redshank, dunlin, and grey plover can be seen right from your doorstep. Enjoy peaceful walks, capture stunning wildlife photography, and immerse yourself in the natural beauty of the Lymington coast.

Paddleboarding is possible from the bottom of the garden, but the mud is very soft and sinking, so a lifejacket is essential. Please bring your own paddleboard and lifejacket if you’d like to try it!

Relax, take in those spectacular views over to the Isle of Wight, enjoy the boat and yacht action on the water, or get stuck in to fun and games with friends and family. Make memories at this grand great escape!

Nash Point does not currently have EV charging facilities, or access to charge your car from the mains.

Home truths

The nights get very dark and while we love this about Nash Point if you’re going out for supper do take a torch with you (unless it is a clear moonlit night).

The lead guest will need to agree to a waiver prior to using any of the facilities outdoors to confirm that the guests staying at the house will be using equipment at your own risk.

The fires are the property are not in use.

Please also be aware that there is a stream running along the boundary — it has large boulders and shouldn’t be used or played near.

Paddleboarding and swimming from the garden are not recommended, as the ground is very soft and the water has regular boat traffic.

As we change the hot tub water for every booking, if you arrive on a changeover day, it may take till later on your arrival day until the optimum temperature is reached... trust us though, it'll be well worth the wait! The hot tub and waters is used strictly at the users own risk.

Location, location, location...

The setting is outstanding – combining privacy with exceptional views across the Lymington River and the Solent to the Isle of Wight. Yet Nash Point is only a mile and a half from Lymington, the renowned sailing resort with its bustly Georgian High Street, popular Saturday market, boutiques, cafes and tasty selection of pubs and restaurants.

There’s even a station about half a mile’s stroll away, called Lymington Pier, with a train service running alongside the river to Lymington Town station. The train service continues onto Brockenhurst, in the heart of the New Forest, perfect for adventuring along miles of trails (on foot or hire a bike) across heathland and through woodland.

Alternatively, for island forays, hop on the ferry to the Isle of Wight which runs from Lymington Pier. More outdoorsy fun and games (this time golfing) can be found down the lane at Lymington Golf Centre and New Forest Adventure Golf. As for pubs, The Ferryman Restaurant and Bar serves good food and is only a walk away.

Nash Point also makes a great base for discovering this south-eastern corner of the New Forest. Explore paths around little known Norleywood and Sowley Pond. Be sure to stop off at The East End Arms, owned by John Illsley of Dire Straits, which is a favourite with locals and freely roaming donkeys.

Exceptional stay in a truly beautiful home. Nash Point is absolutely beautiful. The owners have done a marvellous job of the property in almost every way. Only issue we had was that the hot water wasn't working initially but it was swiftly resolved... only thing it could do with is a pool being added to that spectacular lawn!

I absolutely love this house. It’s grand and impressive the moment you arrive, yet it still feels incredibly homely and welcoming — the kind of place guests instantly relax into. The views over the Solent are just stunning, and having your very own strip of beach is such a rare and special feature. The location couldn’t be better: only a 2-minute drive into Lymington, and around 8 minutes to reach the New Forest, so you get total privacy without ever feeling remote. The tennis court and hot tub are huge highlights, perfect for families, groups, or anyone wanting a mix of fun and relaxation.
