What we love...

Located in the heart of the National Park, with countless forest trails right on your doorstep.

Bright open-plan kitchen/diner, perfect for family gatherings and celebrations.

Great transport links to easily explore the New Forest, and just a 2 hour train ride from London.

The perfect base for New Forest adventures in the sweetest village of Sway!

Popsy Cottage Style

Nestled amongst the National Park, Popsy Cottage is ideally suited for families, friends, and avid adventurers (be that on bike, foot or even hoof) who want to explore it all.

From a cosy living room complete with a log burner to curl up by at night, to the spacious open-plan kitchen/diner that’s flooded with light, every detail will make you feel right at home.

This is a wonderfully family-friendly, welcoming place to act as a home base for your stay. Guests are also welcome to bring a dog, or two if they are small/medium breeds. With lots of games to enjoy and thoughtful touches, everyone is set up for the ultimate stay.

We love the pops of colour, fun artwork, and ode to indoor/outdoor living throughout. And with so much to see and do right on your doorstep, Popsy Cottage is the ideal place to experience the New Forest good life!

Explore the Area

Located just 2 hours from central London, Sway train station offers a convenient way to get here – so hop off the train, or out of your car, and feel immediately at ease amongst the fresh air and abundance of greenery! Follow the church bells (St Lukes is the nearly-next door 17th-century church) to discover your getaway, where our colourful cottage is ready for you to settle in.

Sway village is surrounded by the National Park, and a short walk through the lanes will have you out in the endless forest paths and cycling tracks. Or, head to the sparkly shores of Milford, Keyhaven and Barton beach, each a 10-minute drive away.

Just through the churchyard, Sway Village has all you need to stock up on, including a couple of convenience stores, a pharmacy, a pub, a small deli/cafe and an award-winning butchers that is arguably the New Forest’s favourite!

Once returning home – via The Silver Hind perhaps – we recommend throwing open the bi-folds for a BBQ, before another adventure-filled day begins!

Here's your full run down of this place, inside and out...

Inside

Popsy is one of a few newly-built brick cottages - with a sensitive design to reflect its National Park surroundings on the outside, and all the mod cons to make you feel at home inside...

The entrance hall opens into the sitting room, with a huge corner sofa that will seat everyone, and a wood burner for getting cosy.

Leading in to the kitchen/diner, this spacious and open-plan room includes a well-kitted out kitchen & island with stools, table for 6, and sofa. The bi-folds open up into the garden area, for a dose of indoor/outdoor living. There is also a handy utility room downstairs, with a loo and sink tucked out of the way

Upstairs there are three bedrooms; with a generous king size master + walk-in shower en-suite + two well proportioned rooms (one of which can be changed to twins). Each with wooden blinds, great storage, and a light and bright feel- the master and larger double room can both accommodate a travel cot.

The family bathroom upstairs is a very good size and sparkly in all the right places!

There is a little garden to the rear of the house with a shed that can be used as storage for bikes, and access available through either the kitchen/diner, or the secure coded-alleyway.

There are two seating areas (one rattan sofa, and one table with chairs) and a coal BBQ at-the-ready outside- perfect for alfresco dining and sun worshipping; and the kitchen/diner bi-folds let you spill in and out at your leisure. More planting and painting has been planned outside, but this sun-trap is a great spot to read, relax or dine in. The nearest (and very lovely) picnic spot is in the churchyard nearly-next-door. St Lukes was built in 1832 and you’ll hear the village bells peel from the house.

Home truths

Take the virtual tour to get a really good 'feel' for Popsy Cottage's layout and proportions. Alongside the master and the double room, the kingsize room can be turned into twins.

The garden here is small and to the rear of the cottage, so please be mindful of noise as this is a residential area. The garden will be further planted and painted during the summer months.

There is only 1 stairgate at the top of the stairs.

Due to the proximity of the church, you may hear the bells ringing– we love that – but we’re just saying! Sunday Church Services start at 9.45am.

There is an extra charge for logs and kindling to burn on the fire (October- March) but feel free to BYO!

Sway village is just great.

You're spoilt for village-y perfection here. Foodies will love the butchers - famous for it's ready-made food, including vegan. The village has a new Co-Op and a Budgens (with COOK food). The pharmacy is just around the corner. There are two pubs in easy walking distance. Our favourite is The Hare and Hounds. There's a Post Office, a little cafe and a community cinema.

We really enjoyed our stay and would very happily return. The house is well kitted out and extremely clean. Location is great for visiting the forest. We were there when it was extremely hot and one bedroom didn’t have a fan. This was rectified very quickly by the management company. We were 5 adults and it was all very comfortable. Sunny quiet back garden was great given the nice weather. Mattresses - best one is the double with en-suite. Other double suits those who like a soft mattress. 2 singles were ok.

Charlotte June 2026

Excellent house, spacious and well equipped with a lovely garden, outdoor seating and large parasol. Great location for exploring the New Forest!

Paul June 2026

Poppy cottage is a well presented and equipped cottage with three double bedrooms and two bathrooms. It is very well prepared as a holiday cottage and had everything needed.

Stephen June 2026

We stayed in Popsy cottage for a week in May. It gave the two of us and our Labrador plenty of space and a lovely garden. It is conveniently situated within easy walking reach of local shops, cafe, pubs and walks. Parking is provided and travel to Lyndhurst, Brockenhurst, Beaulieu, Highcliffe, Mudeford, Milford and Hurst Castle was easy. The welcome cake and milk were much appreciated as were the dog treats!

Catherine May 2026

The property is fantastic, I’ve never been somewhere so well-equipped for children, my daughter had the best time playing with all the toys, so thank you. Facilities in the house were brilliant too, not sure on the other comments about water pressure, it was absolutely fine to wash my very thick hair!! Mattresses great and just an all-round easy and lovely property to stay in, thank you so much. I hope we can come back at some point! Our only hiccup was our 2-year-old decided that was the time to learn to climb out of a travel cot…but that was our problem, not yours! She was clearly having too much fun! Thank you for catering to all of our family. X

Jennifer May 2026

Popsy Cottage is quiet and well appointed. Recommended places: Lymington, Mudeford, Buckler's Hard, Beaulieu, Hurst Castle. Recommended walks: Salterns @ Lymington, dog friendly beach at the Eastern end of Mudeford, scenic walk from Buckler's Hard to Beaulieu. Across the spit from Milford to Hurst Castle (but quite pebbly!) Recommended pubs: The Silver Hind, Hare & Hounds, Forest Cafe (here), Bellord & Brown Deli (Beaulieu), The Lighthouse in Milford and The Haven in Lymington. This has been an excellent bane for our short tour of this corner of The New Forest. A comfortable, well equipped home for the week within easy reach of the local pubs and shops. Shout out to The New Forest Cafe for excellent brunch and coffee and to the well stocked Sway Butchers. Thank you for the lemon drizzle cake and for the doggy bowl and treats. P.S. A walk around Setthorn woods I would thoroughly recommend.

Simon March 2026

AMAZING HOLIDAY HOME. Absolutely wonderful holiday home! Spotlessly clean and extremely well equipped everything you could ever need was provided. Booking and customer service was top notch too. Just one thing to mention the mattresses could do with being replaced as not comfy feeling the springs!

Lisa March 2026

Just got back from a lovely stay at Popsy Cottage, everything you need for a comfortable stay in the new forest. Excellent for kids with plenty of toys.

Paul March 2026

Family fun and a funeral Popsy cottage was perfect place for staying with 3 generations while being lead mourners at a funeral at St Luke’s church. Making it a long weekend break meant we were able to enjoy the forest and the sea too. The cottage was spacious, warm, comfortable and well appointed. Other close family could pop in allowing the grandchildren (2) to play and eat tea together while others were practising and preparing at the church. The small table and toys were a great bonus which were much enjoyed. The kitchen is well appointed with lots of cupboard space, a range of cooking appliances and equipment. A set of kitchen scales would have been useful (I forgot mine). The lounge provided us with a lovely space to relax and reminisce while upstairs was beautifully clean and comfortable.

Jean February 2026

We have just spent four nights at Popsy cottage with our dog. The house is lovely, very comfortable, clean and had everything that we needed. We particularly enjoyed the log fire. The New Forest is a short drive away and the local shops and pub the Hare and Hounds are walking distance. Would happily stay here again. NFE were easy and efficient to deal with and Claire the property manager was prompt and helpful with our queries. Overall very happy with our stay.

Kiran Chance January 2026

This was our 4th stay at Popsy Cottage and the perfect cottage for Christmas. The location is ideal, a stones throw from shops, pubs and the open forest - some beautiful walks around Sway. The cottage is extremely comfortable and really well presented. A real gem. It has everything you need with a really homely vibe. The kitchen is fantastic! We look forward to returning again soon.

Jess December 2025

All the comforts of home. Popsy cottage is lovely, we’d move in tomorrow. We have never stayed anywhere so clean. It was just perfect.

Theresa November 2025

A very attractive and spacious house in immaculate decorative order. Popsy Cottage was extremely well equipped and welcoming. Situated in the peaceful village of Sway it is in a great location for visiting the local area with lovely walks and cycle rides in the New Forest just minutes away. We also enjoyed a coastal walk and made use of the Sway railway station to travel further afield. Contact with the team at New Forest Escapes was easy and they were quick to respond to any communication. I would highly recommend Popsy Cottage as a holiday destination.

Simon November 2025

A short walk to shops and two good pubs, Popsy Cottage is perfectly situated for a stay in the New Forest. The Cottage is very clean and comfortable and contains all possible amenities you would want. Would happily stay here again. We were a group of four adults, a 12 year old and a dog and we had plenty of space. The cottage was easy to find and has ample parking for two cars with extra parking on the road.

Robert Hetherington November 2025

Customer service from New Forest escapes was excellent. Prompt response to any messages forwarded to them. Cottage was very modern and clean and several cleaning products left for us to use during our stay. We really enjoyed our stay at the cottage.

Karen Waltham November 2025

We had such a lovely stay from 16th–23rd August, travelling down from London for a relaxing holiday to unwind, slow down and enjoy some sights. We especially loved Exbury Gardens and the steam train (perfect for our toddler), the hop-on hop-off bus which was great fun, peaceful walks off the Ornamental Drive, and a trip to the High Corner Inn, a really lovely pub. Thank you so much for all the little touches that made holidaying with a toddler so much easier – it really was the perfect spot, tucked away yet still close to everything we needed.

Haskew Family August 2025

We really enjoyed forest walks, trips to Brockenhurst and Beaulieu, seeing the wildlife on every journey we took. The best meal we had was at The Pig in Brockenhurst. Such a lovely family home which is perfect for those with young children and is in a wonderful location. Thank you for such a lovely holiday!

Jackie, Dan, Oliver and family April 2025

The Silverhind food was excellent. The Pig Brock, Rivaaz curry, Village butcher venison was excellent. Travelling around the forest was a highlight and walk around Avon Valley Park lovely. Avoid Bournemouth! Very comfy cottage, good beds, we slept very well.

Lovely modern, very well equipped house in quiet village, ideally suited as a base for travelling around. Fabulous house, very well laid out, all in excellent taste and condition! Made us feel at home straight away. Loved it!

Richard July 2022

What a brilliant base for a family to experience the New Forest! Sway is one of the loveliest little villages to call home, and there are an abundance of gorgeous tracks to walk or cycle minutes from your front door, so you could even stay car-free during your stay. I love how welcoming the interior is too, and the kitchen/diner is perfect for socialising & letting the outside in!

Emily - New Forest Escapes 31.03.22

So easy to hop off the train from London and walk (a few minutes) to the house. Everything you need is in the village and then the New Forest is super close for some lovely forest walks. Such a great base to explore from!
