Tucked away on a quiet Lane, this beautifully styled cottage sleeps four and offers a peaceful slice of New Forest life. The lane itself is a firm favourite of the local donkeys—don’t be surprised if they decide to nap right outside the front gate. With only about 15 cottages along this no-through road, the setting is wonderfully private, surrounded on all sides by open forest and fields. At the end of the lane is a small working farm, adding to the rustic charm.

Just fifty metres from the front door lies open National Park heathland. From there, you can wander for miles—through Gypsy Wood with its magnificent old oaks, past secretive lily ponds, and into some of the Forest’s most tranquil landscapes.

Inside, the cottage reflects the calm, clean style of its Norwegian musician owner. There’s underfloor heating in the kitchen, bathroom and hallway, making it as cosy in winter as it is fresh in summer. The two bedrooms are simple, airy, and comfortable—styled on the ‘less is more’ principle, perfect for unwinding after a day outdoors.

Rowes Lane is the kind of place that feels like a discovery. It’s not just somewhere to stay—it’s a spot to slow down, breathe deep, and feel at home in the Forest.

Inside

Step through the main front door into a small, welcoming hallway. To your right, the space opens up into a light-filled living and dining area—generous in size and thoughtfully laid out for guests. Thanks to the addition of bifold doors during renovation, natural light pours in, giving the room an airy, uplifting feel.

The kitchen is both practical and smart, with everything you need to cook and serve meals with ease. The dining table seats four comfortably. The bathroom is in great condition—sparkly in all the right places—with a generously sized shower and underfloor heating to keep things cosy.

There are two bedrooms, both a good size, with space to accommodate a travel cot in either. Styled with comfort and simplicity in mind, they’re peaceful spaces to wind down after a day spent exploring the Forest.

Outside

The pretty cottage garden is mainly laid to lawn, south west facing and well fenced. It picks up the afternoon and evening sun well and can get really toasty. The terrace area by the bifold sitting room doors is a joy to sit out on with a coffee in the morning or a glass of wine as the sun dips low. The lane being a no-through road means you’ll rarely hear anything but birdsong and the occasional clip-clop of donkeys wandering past.
GardenAround 1/4 acre, mainly laid to lawn, well fenced and south west facing/ Weber coal BBQ & utensils/ Bicycle storage with lock.
ParkingThere is parking for one car inside the gate. It will fit all but the very large 4x4 cars.

Home truths

The donkeys and ponies that live wild in this area will be ready to get into the garden the moment you leave the gate open. They're cute but cunning!

The fireplace here isn't functional.

The owner is a professional musician (opera singer) and the piano is one of her treasures. It is in excellent condition and is locked for all guests. However, if you are a pianist you can ask us for the key (as long as you take great care to not rest cups or damage it).

Accessibility

The house is single story with no steps inside. There are however two small steps up into the house through the front door.

The shower does not have grab rails, but is a good size.

Location, location, location...

Tucked between the picturesque towns of Lymington and Beaulieu lies one of the most coveted areas in the New Forest. It's a place where the landscape is defined by open heathland, ancient woods, and country lanes shared with freely roaming ponies, donkeys, and the occasional cow.

Life here feels delightfully off the grid, yet just connected enough. Local pubs are as much about community as they are about a pint. The East End Arms, just half a mile down the lane, offers a cozy, classic pub feel (and a solid wine list too). If you ever need a little more bustle, Lymington—with its Saturday market, marina, boutiques, and excellent restaurants—is just 3.5 miles away.

For beach lovers, the nearest beach is Milford on Sea, around 8 miles away.

This corner of the New Forest offers a rare kind of quiet beauty—simple, unhurried, and steeped in nature and charm.

We had a wonderful stay in this peaceful cottage, love the area, wildlife and sea. Thank you for everything.

June 2025

The cottage was lovely and in a great location. It's great to walk up the lane and see the horses. We enjoyed the walk from Beaulieu to Bucklers hard (and back) and Lymington was lovely to visit. We also had a great lunch at the Huntsman in Brockenhurst.

Thom family June 2025

We’ve had a lovely, peaceful few days at Rowes Cottage, it's been very hot this week but the cottage is lovely and cool. It's well equipped and extremely comfortable, even the ponies came to say hello!

Victoria & Martin June 2025

We had the most wonderful time at Rowes Cottage. We immediately felt comfortable and at home. The house is the perfect size, not too small, not too big, it was perfect for a family with 2 children. Everything was very clean, modern and of high quality. The environment is wonderfully quiet and you can watch your neighbours (horse, goats and chickens). Sometimes the wild horses come past the house. It is an ideal base to explore the New Forest National Park. The contact with the owners was always very friendly and helpful. We'd love to come back.

Martina & family April 2023

We had a lovely long weekend at Rowes Cottage with our 18 month old daughter. She loved the garden to explore, and we are gratful a highchair and travel cot was provided. It was a beautiful base for our daily adventures, thankfully with good WiFi! The cottage was well-equipped, clean and even had some extras thrown in (thank you for the cake). Would highly recommend this cottage, hopefully be back some time.

Van Dame family July 2022

Had a lovely week really was like being home. Wanted a nice quiet peaceful time which I got. Difficult at first to navigate not having a car but once I hired a bike from New Forest Bikes (they were excellent). I could come and go fairly easily and explored the Salt Marsh down Tanners Lane, Bucklers Hard and Beaulieu. Loved seeing the ponies and donkeys and having them as an alarm clock was fabulous! I also enjoyed watching the goats in next doors field. Huge thank you to the host and staff for such a wonderful stay, hope to be back sometime :)

River (aka Tereza) July 2022

We have had such a lovely week staying at Rowes Cottage. The cottage is perfect for a family of 4 and comes with everything we could possibly need. We have enjoyed exploring the area and have discovered many beautiful walks. We loved the 'magical pond' and the secret tyre swing in the green space just opposite Rowes Lane and our walk through Sowley Copse to the coast. If you are thinking of hiring bikes we recommend New Forest Bikes situated in Lymington, their service was excellent. We can't wait to visit again.

The Harrison family May 2022

We enjoyed a fabulous stay at Rowes Cottage, which is perfectly located to explore the New Forest and the coast. The cottage is comfy and well equipped. We loved the ponies coming past each day.

Phillip & Emma Connor May 2022

A lovely cottage in a fantastic location. Would highly recommend.

Rachel July 2021

Family of 3 (18 month year old). The cottage is situated in a beautiful spot in the new forest, close to lovely walks / bike rides, pubs and Lymington / Southampton. There are wild horses practically on the doorstep and the cottage is also a very short distance from the coast. In terms of the cottage itself it was incredibly clean on arrival and is finished to an exceptionally high standard throughout (excellent bathroom, Miele kitchen appliances, comfy beds etc.). It was also very well equipped and the high chair provided was a premium brand. We loved the small, but pretty garden as well and secure parking behind the gate was great! Overall we loved our stay in Rowes Cottage and would highly recommend for couples or families looking for a break in a quiet location but with lots to do on the doorstep. Customer service was also excellent from the moment we booked with lots of excellent recommendations and quick responses to questions. Thank you team!

Edward & family June 2021

Rowes Cottage is new to New Forest Escapes from April 2021. We have known the house for several years. We're very pleased to be renting it ourselves now and have no doubt that you'll love it there.
