What we love...

Tynings is a Victorian red brick cottage, the kind you’ll spot in villages right across the forest. It sits between ancient woodland and coast, with the sea around ten minutes’ drive away.

The cottage has been in the same family for decades and although it has recently been updated, it hasn’t lost an ounce of its rustic charm. Original features remain throughout, with a lovely bright and relaxed feeling to the place.

Next door, two grand old oak trees stand over the Bashley cricket pitch. Settle into the garden on a summer evening, and you’ll hear the unmistakable sound of leather on willow drifting over from the boundary, along with the odd triumphant shout of “Out!”

Tynings Style

Tynings is proper cottage charm through and through. It’s a house with real history and real character, comfortable and unpretentious, with plenty of quirks that only come from decades of family life and forest living.

Period features have been carefully preserved throughout the recent renovation, from the decorative fireplaces in every room to the wonderfully eccentric outdoor loo tucked into the boot room. A working wood burner in the sitting room brings proper cosiness on colder days, while the large garden (which remains fairly wild) gives you room to breathe, play and watch the world go by. On occasion you may be able to spot a deer running past the back door of the cottage. 

It’s a house that wears its age well. Rustic, relaxed and unmistakably New Forest.

Inside

The kitchen is a well-equipped galley, kitted out with a large oven and hob, dishwasher, ​tall fridge-freezer, microwave, toaster, kettle and Nespresso machine, everything you need to fuel a day of forest adventures. From here, the kitchen leads through to the bootroom, home to the original (now updated) outdoor wc and the washing machine.

The sitting room is a lovely spot to unwind, with comfortable sofas, a smart TV and working log burner taking centre stage on cooler evenings. The dining room is set up for family meals, with a large table and chairs.

Tucked away is the study, which doubles up as a playroom, complete with a small table and two chairs, plus a lovely stash of games, toys and books to keep younger guests entertained.

Upstairs

Three comfortable bedrooms make up the first floor. The main bedroom has a kingsize bed, there's a comfortable twin room, and an additional bedroom with another kingsize bed.

The main bathroom serves the upstairs rooms, with a bath and an over-bath shower, perfect for soaking away a day spent exploring the forest and coast.

Outside

Outside, the garden is a spacious, enclosed​ area made for long summer evenings. There's a BBQ and picnic table set up for al fresco meals, plenty of space for the kids to run, and those two grand oak trees standing guard over the cricket pitch next door.

Home truths

Tynings sits on a busy road, though once inside it feels wonderfully secluded, with the front bedrooms picking up a little more sound at peak times. The garden is large and enclosed, though the hedge on one side isn't yet fully grown, giving easier access and visibility into the neighbour's garden.

​The stairs to the first floor are a little steep, and there are a few steps to navigate between rooms, so do take care. The doorway to the downstairs loo is also a little low, worth bearing in mind for taller guests.

The fireplaces throughout the house are decorative rather than working, with the exception of the wood burner in the sitting room.

The vintage greenhouse is out of bounds—it's part of the property's history, but not part of the holiday!

Location, location, location...

Bashley itself is a proper slice of village England, home to the cricket club next door and surrounded by the kind of quiet countryside lanes that are made for a wander. It's a brilliantly easy base: forest trails, ponies and ancient woodland one way, sandy beaches and clifftop walks the other.

Just down the road, Ferndene Farm Shop is a proper local gem, stock up on local meat, fresh produce and artisan goodies before heading back to Tynings for a feast.

Your local, The Rising Sun, is a brilliant family-friendly pub with a great menu and a play park for the little ones. The coast is only around ten minutes' drive away too, from golden sand and Isle of Wight views at Avon Beach and Barton on Sea, to a dramatic clifftop stroll at Highcliffe Castle. Fancy captaining your own boat for the day? Hire one from Christchurch Quay and explore the harbour at your own pace.

New Milton town centre is a short drive away, with supermarkets, a bakery, and a handful of good independent shops and cafes for a lazy lunch or a coffee on the go.
