Appletree House is perfect for families and friends in search of space, and plenty of it. The bedrooms can accommodate up to 13 grown-ups and kiddies! And a useful separate annexe suite.

Fab family-friendly features include a dedicated kiddies’ snug with TV, and a tucked away adventure playground with a fun in-ground trampoline.

Outside entertaining space is spot on for morning coffee, laughter-filled lunches, sundowners and al-fresco suppers cooked on the BBQ.

Wow! Appletree House is super swish: a modern luxury country house with a focus on outside-inside living and bags of room to accommodate everyone. There are seven bedrooms and five bathrooms – including three suites and a separate annexe – making the house perfect for couples, friends and multigenerational families who want to enjoy relaxed time together. The style is chic contemporary country – all calm coastal hues and indulgent top end comfort. Positioned on the outskirts of Lymington between New Forest and coast, the location is spot on for adventurers and walkers, sailors, shoppers and foodies.

Appletree House is a beautiful retreat. The interiors are chic contemporary country. It’s an update of the Edwardian country house with a boutique hotel vibe. The colour palette is calming coastal and garden hues: smoky blue greys of morning mist, summer sky, dusk, inky nights, deep ocean and sea spray with highlights of blossom, rose and wine. This is indulgent top end comfort. Fabrics include linens and pheasant motif designs. There are patterned rugs over herringbone parquet flooring. Deep sofas are heaped with cushions and layered with throws. Walls are adorned with stunning artwork that includes bold prints and moody landscapes. Bathrooms feature Burlington’s traditional heritage-style designs combined with modern technology.

Inside

Appletree House is inviting and welcoming with all the rooms flowing off the impressive light-filled double-height reception hall. There’s a formal dinner party room with sideboard, wood burner, and a huge table that easily seats 12 - perfect for Sunday lunch and pass the port suppers. There’s a cosy fun snug, a haven for kiddies, including TV, masses of books and games and a loungeable corner sofa layered with blankets and throws.

The sitting room is an elegant grown-up retreat with grand piano, deep sofas round another wood burner, plus TV tucked into bespoke cabinetry. We love the dramatic pineapple design drapes framing the bifolds that open the room up to an outside sitting area. At the heart of the house is the sociable kitchen/family room. It’s very Edwardian country house with AGA, pantry, butler’s sink, classic painted cabinetry, dresser and rustic style table. Modern conveniences include a large fridge-freezer with filtered water and ice machine, and an oversized island unit. Pull up one of the chunky stools or settle on the sofa for drinks and natters while rustling up lunches and suppers. For easy inside-outside entertaining, bi-folds open this room up to the wide sunny dining terrace. Off the kitchen is a useful laundry-boot room with washing machine, tumble dryer, pulley airer, further fridge and butler’s sink, plus door to the gardens and lots of hooks and space for muddy boots and jackets.

Off the galleried landing are five generous bedrooms. The huge master bedroom suite is a sanctuary in muted greens and pinks with comfy king size bed, armchair, garden views, TV, and en suite with double basins, and both a rainfall shower and big bath. There are two further bedroom suites – each with a private staircase up to its own mezzanine floor. One, in shades of soft grey and dusky pink, has a bathroom with rolltop tub and glam seashell pink tiles on the mezzanine level, along with a quiet study area. The other in moody blues has on its mezzanine level a boutique en suite with massive shower, along with a sweet single bed under the eaves - making it an excellent family room. There are also two twin bedrooms – one with fun hot air balloon wallpaper, the other big enough to include a sofa. These share a spacious heritage-style family bathroom with double basins and bath with shower.

Across the driveway and up a wooden staircase is a separate light-filled annexe with a king-sized bed, bathroom, and a tray with coffee and tea for you to enjoy. It’s perfect for those who wish to salt themselves away from the hustle and bustle of the main house, or to accommodate an extra pair of hands such as a cook or nanny.

Outside

The south-facing professionally landscaped gardens are a feature of Appletree House. They are stunning and have been cleverly designed with terracing, pergolas, abundant borders and pleached trees to provide a seamless outdoor extension of the living space. Bifold doors open both the kitchen/breakfast room and sitting room to a sun-soaked terrace running the width of the house. Inviting entertaining areas include garden sofa and chairs under a pergola strung with lights for lazy starlit nights, a dining table that seats 10, and BBQ. Altogether perfect for leisurely lunches, al fresco dining, easy, relaxed barbecues and kicking back with sundowners on warm evenings. Just imagine a backdrop of bird song, the splash of water from the feature fountain and children’s excited calls when they discover, beyond the sweep of lawn, the tucked away adventure playground with climbing frame, in-ground trampoline, sandpit, slide and swings.

Well-positioned between New Forest and coast, Appletree House is hidden away on a quiet country lane yet it’s only a short stroll to an excellent country inn while the bustly Georgian market town and Lymington is only a couple of miles away.
GardenEnjoy a fantastic outdoor play area, complete with a climbing frame and an in-ground trampoline.
ParkingThe gated driveway has room for 4-5 cars.

Appletree House does not currently have EV charging facilities, or access to charge your car from the mains.

Home truths

- There are some chickens in the front field - please enjoy watching them, but do not touch them.
- The garage is locked and isn’t available for guests.
- There is an extra charge for logs and kindling to burn on the fire (October- March) but feel free to BYO!

Choices, choices. Which way to go today? Both coast and country adventures are on your doorstep. You’re a short drive from the New Forest villages of Sway and Brockenhurst, the sea wall at Keyhaven, beaches at New Milton and Lymington’s busy high street and buzzy
quayside – perfect for boat watching and treasure hunting at the Saturday market.

Our favourite beach at Milford on Sea is about three miles away - for breezy, salty days and meals out, as Milford is well known as a foodie village. Brockenhurst and Lymington also have well-established foodie reputations. The former is
home to the very first THE PIG, and Lymington lists Michelin-recommended The Elderflower among its destination eateries. Fancy a drink? Only a short wander from Appletree House is The Mill with riverside gardens and tasty pub menu.

Appletree House is the perfect place for a multi-generational family to come together and celebrate something special. I am blown away by how well equipped the house is and how beautifully everything is presented. The garden is absolutely phenomenal and was a huge highlight for everyone. Children will so much fun running around the beautiful grounds and enjoy the play area and trampoline – it will keep them entertained for hours! Inside, the house is just as impressive. The dining room is super glamorous and ideal for a special family meal, while the kitchen table offers gorgeous views over the garden, making every breakfast and coffee feel extra special. You really are spoiled for choice when deciding where to gather and eat. Another bonus is The Old Mill pub just down the road, which serves delicious pub food and has a lovely garden, perfect for a relaxed meal out. Anyone staying will have a wonderful stay and make some amazing family memories here. I would highly recommend Appletree House at New Forest Escapes.
