Here's your full run down of this place, inside and out...
It's set up for spoiling yourself and celebrating the good-life. The vibe here is good quality, good fun and stylish, like the velvety orange kitchen sofas, the beautiful glassware in the kitchen, the witty extras like the giant wine cork seat.
There is a large kitchen-dining room with high vaulted ceiling and big glass windows looking out across the terrace and garden and into the fields. The huge orange corner sofa in the conservatory-style space, will suit those who are listening to kitchen-chatter but wanting some timeout.
Next door there is a big sitting room with seating for 10 plus, with two huge antique Chesterfield sofas and another large sofa, so you'll fit everyone around. There's also a giant 60" Smart TV incase you need to watch the Queens Speech, etc!
The house is set up with kit for children for all ages. There is a games room which is every kids dream. There is a 50'' Smart TV in the playroom, with masses of channels (see details below for channels. There's also a Playstation 4.) There is an arcade table with classic 'old skool' games inc Pac-Man, Space Invaders, Donkey Kong etc. Plus a good selection of board games, books and toys.
The adult bedrooms are all a good size and will easily fit a travel cot in each one. All have views of the gardens and forest around. The two kids bedrooms are a little smaller but fun for kids to all bodge in together and chatter.
Bathrooms are immaculate, sparkly and have bathrobes provided for you. All of our office team want to block out the diary and stay ourselves!
There is a good boot-room here with underfloor heating and all the right kit to keep you clean, dry and sorted.
To help with flexible sleeping configurations, there are two singles, or a super king sofa bed in the playroom. In the study, next door, there is a double sofa bed. Guests staying here can use the nearby downstairs shower room.Floor plan

There's a 50'' smart TV is hooked up with Sky (with Sky Sports) and a Playstation 4, and an arcade table with classic 'old skool' games inc Pac-Man, Space invaders, Donkey Kong etc. There is a good selection of board games, books and toys. Outside... splash pool, pedal go karts, table tennis, slide, croquet, football goals, all set within 2 acres of gardens and fields.
Travel cots / high chairs / kids plastic plates and cups / Window safe locks.
Pets : Dogs are very welcome here for a small charge, but not on the carpeted areas please. Dogs and muddy boots can be cleaned off using the outside washing station. We provide dog beds, dog shampoo bowls and treats!
The grounds here are approx' 2 acres of fields, and around the house, approx' 1/2 acre of mature gardens.
Follow the paths to find the stone patios on the topside of the house and relax in the hot-tub. The large lawns here work well for croquet, football games, badminton, or simply for giddy somersaults and cartwheels in the paddock behind the house. Children can also enjoy long afternoons playing on the pedal go-karts, slide and splash pool.
The terrace is made for alfresco living. You can see in the pictures that there are double-doors that open from both the kitchen and sitting room to let the sunshine in. There is a table and seats here set up for 12 plus more at either end. There is a good charcoal BBQ and we provide a bag of charcoal for you.
The kit for kids outside is fantastic. The owner has small children too and he's provided a splash pool, 2 pedal go-karts, table tennis, slide, croquet, football goals, all set within 3 acres of gardens and fields.
There may be sheep or ponies grazing here in the one of other of the two fields to help keep the grass down.
Garden : The garden is just over 2 acres and wraps around the house. The terrace here is made for alfresco living and has a charcoal BBQ. Follow the paths to find the stone patios, relax in the hot-tub and enjoy the New Forest woodland and birdsong. The large lawns here work well for croquet, football games, badminton, or simply for giddy somersaults and cartwheels. Children can also enjoy long afternoons playing on the 2 pedal go-karts, slide and splash pool. Parking : Parking for 4-6 cars on the drive way.
We ask guests to keep the noise down after 9pm please including the hot tub area. This isn't a wild party house. The area is very quiet and the neighbours value peace and tranquility. Whilst the house is set up for families, it is for those who are considerate of the community and environment here.
The two bedrooms for children are set up with a bunk and single bed in each. They are well built but the room is definitely focused for children not adults. If you need more space, use the sofa beds downstairs for more flexible sleeping arrangements.
For football games etc, please stick to the rear paddock.
Do note the water in the hot tub is drained, refilled and treated every changeover. This means if there is a one day change over for bookings the water will probably not be up to temperature the evening you arrive.
There are no steps to get into the house via the back door / boot room. The games room can convert into a super king bedroom – and is next to a shower room if needed. There is a good handrail on the stairs.
Free and included in your booking cost are: all bedding and linen, towels for the house + extras for the hot tub/splash pool, kitchen essentials, any baby kit you've requested and cleaning the house after you leave. We also supply some treats to get you going for tea when you arrive. Enjoy!

We had such a fantastic weekend at Broombank celebrating my husbands birthday. The house is perfect for entertaining, no matter the age! Our group ranged from 3 - 81 and we all loved it. Thank you so much to James for being such a thoughtful and welcoming host. We adore coming to the New Forest, it is a very special place.October 2021
Had a wonderful long weekend and the house is beautiful and in a superb location. Kitchen has everything and more and whole place was spotless. NFE and James (owner) were great. For the price though Id expect WiFi to cover all the areas of the house especially as there is no reception anywhere for any providers (that we could find). WiFi only worked in the kitchen and barely there downstairs, non-existent upstairs... left us unable to communicate by any means with each other while arriving. Also there are no stair gates or fire guards and a LOT of breakable items at toddler height. The breakables were easily moved and not a big issue but would be nice for parents of toddlers to have optional stair gates and a fire guard to be able to relax more. Oh and theres no plate for the microwave so couldnt use it... (?) Last thing was that hot tub and heating werent on for when we arrived but did heat up after a few hours, hot tub wasnt usable until next day though which for a short stay was a shame... dont know if that can be sorted out? These comments are truly only meant to give feedback in how to make a great stay perfect! Would definitely come againOctober 2021
Super property very relaxed homely feel with no end of facilities to entertain both adults and children. Loved the gardens with so much space and garden games to entertain the children. Spacious and comfortable beautifully furnished but also relaxed and plentiful resources in kitchen to cook and entertain in the open plan space. The house was positioned in a lovely wooded setting with horses and deer wandering past Idyllic we will be back.September 2021

We stayed here for a week with our family - 9 of us in total. The house was amazing - the location is beautiful, the gardens are huge, the house was immaculate and comfortable, and all of the extra facilities like the go carts and games room entertained the kids for hours. The kitchen had top of the range facilities and there was plenty of space for us not to be on top of each other. We had a truly wonderful stay and would love to go back.September 2021

we loved our stay at Broombank. this is a really comfy house. the kitchen deserves a shout out - so well stocked - great gadgets, lots of plates, glasses etc. perfect if youre hosting a larger group.July 2021
We visited Broombank as a family group of 11 with children ranging from 9 to 17. It was absolutely perfect from start to finish. The house itself is stunning. Great well equipped kitchen, good size rooms with super comfortable beds and wonderful outside space with the added bonus of a hot tub. The attention to detail equally fab even down to towelling robes and fully stocked toiletries in the bathrooms! We also had the huge bonus of being able to take our dog along not an easy find with such a beautiful home (even has a dog shower and boot room). To top it all off the setting is idyllic with the woods, heathers, lake and wild horses literally all on the doorstep. We found a couple of great pubs and restaurants a short car ride away and the beach at Mudeford an equally short distance away. Seriously cannot recommend this place highly enough. Hope to visit again soon. There was initially a problem with the draining of the shower in the family bathroom and after reporting it the owner James ensured it was fixed within hours…

I think the house is great. It feels like a house that is well kitted out for rentals, lots of great gadgets. I don’t think I have any negatives. I have rented lots of home, all over the world and this is a great house. The grounds are great, the sitting area in the kitchen is so lovely, the beds + bed linen is great - super comfy sleeps.
This wonderful place is new to rent with us from April 2021. We first saw the house on a chilly afternoon in December and loved it at first sight. Burley village is great and the house has fabulous grounds. The owner has a real enthusiasm for hosting and for sharing the best of the area. We are really looking forward to our first guests getting royally spoilt in this gorgeous place. Enjoy!
