About the Area

No.16 is found on a quiet residential road in the heart of Lymington’s ‘South of the High Street’ area. This lovely leafy area is favoured for its brilliant positioning for activities, exploration, and fun. Lymington’s gorgeous Georgian High Street with its abundance of boutiques, bars, cafes and galleries is just a few minutes’ stroll away.

Meanwhile, the marinas, Sea Wall and breezy coast are just around the corner or two in the other direction. Basically, whatever you want for your holiday experience, from cafes to yachts, it’s on the doorstep.

No. 16 Style

This fab family home offers a calm retreat. There’s a mid-century Scandi meets English country cottage vibe going on with wooden floors, rustic painted latch and panel doors, deep sofas, boaty books and lovely local artwork, including stylised Lymington street scenes. Throughout, there’s a relaxing scheme of soothing blues and aquamarines with occasional colour pops.

Curl up with a book in the snug of a sitting room, or hang out in the airy open-plan dining-kitchen-family room running across the back of the house. The bifold doors open this space onto a dining terrace and lawned garden – with seats for sipping that morning coffee.

Dog Friendly Facilities

Families and doggie owners will appreciate the super utility, which has side access and leads to a downstairs shower room with glam, glossy tiles the colour of wet pebbles. Along with a washing machine, tumbler and old-fashioned ceiling airer, these rooms provide a really practical space for washing down wet suits or muddy paws after outdoorsy adventures.

Inside

No.16 is found on a quiet, leafy residential road on the South side of Lymington High Street. This favoured location is known for access all areas with the lively High Street in one direction, and marinas, salt water baths and sea wall in the other.

There’s easy off-street parking in front of this welcoming, family home. Step inside to a roomy hallway with plenty of hooks to stash coats. The style is fresh and relaxed. There’s a muted coasty theme of pale wood flooring, tones of blue, and cool arty pieces such as monochrome photos of lighthouses.

To the front is an inviting snuggly sitting room with boaty books, feature fireplace and smart TV. Running across the back of the house is a big, airy, open-plan family room, dining and kitchen area. It’s a simply lovely hang-out space for multi-generational families with break-out areas for chatting, eating, relaxing and watching the smart TV. There are deep colour pop sofas and armchairs heaped with cushions and throws for kicking back. The dining table comfortably seats six while the kitchen area has a humongous island with stools for perching - perfect for breakfasting or chatting while food is being prepped and drinks poured. Two sets of bifolds open up this room to a big dining terrace with more tables and chairs.

The swish kitchen with big American fridge-freezer and larder storage is well equipped so keen cooks can cheerfully whizz up something tasty for lunch or supper. But why bother with an amazing range of eateries a stroll away - including the likes of Hazy Days Café, Highstreet Kitchen, The Larder and The Haven.

The house is coastal, cosy yet comfortably practical. The utility room, handily located off the family room and accessible from the side of the house, is super organised with washer, dryer and a contemporary take on an old-fashioned ceiling airer. Along with a great glam shower room, it’s spot on for washing off salty coastal adventuring and muddy foresting.

Up the carpeted stairs there are three charming bedrooms decorated in neutrals and blues for easy slumbers. The light-filled master bedroom with king bed is cottage pretty with sloping eaves, dressing table, and a Scandi-style en suite with wood panelling. There’s a quaint double overlooking the front with plenty of wardrobe space. At the back with garden views is a twin bedroom. The family bathroom has a bath with shower over for a soak and refresh.

Outside

Two sets of bifold doors throw open the airy family-dining and kitchen to a good-sized terrace with a choice of chairs and tables. Relax and sip your morning coffee or enjoy al fresco lunches, supper and drinks. The garden is a lovely green space with lawns, hedging and well-established borders that bloom in warmer months.

Location, location, location...

Want town buzz, coastal breeziness, Forest jaunts and island adventures? You don’t have to choose with a family home in Lymington’s ‘South of the High Street’. It’s all there for the enjoying. This quiet leafy residential area couldn’t be better placed for getting out and about and having family fun. Watersports, boaty trips and Lymington Sea Water Baths, with its super splashy inflatable obstacle courses (make sure you book), can all be found just round the corner and down the road. Blow away the cobwebs on the seawall, amble down to Keyhaven and The Gun or beyond to Hurst Spit and Milford on Sea for lunch. Leap on the train at Lymington Station to Brockenhurst, to explore the Forest, maybe with a stroll to THE PIG (which wowed Fred Sirieix on BBC TV’s Remarkable Places to Eat). Or take the train to Lymington Pier, and pop over to the Isle of Wight (Lymington to Yarmouth ferry) for salty island forays.

As for local eateries, one of our favourites is an amble away from No 16: Haven Bar & Restaurant. This has joyous yachty views while you tuck into their very good breakfast, relax over lunch or sip evening cocktails.

No 16 is spot on whether you want to relax, grab the ferry to the Isle of Wight, walk the coast to Keyhaven, go bird watching at Milford on Sea, hire a bike, find a foodie hot spot, or explore the Forest. This is the holiday life. Make memories.

Lovely Home in Perfect location. We had a great week at No.16. The open plan kitchen/living area opening out on to the patio was a great space and very modern, clean, and provided all that we needed. The bedrooms were of a good size for our family of 4, with 3 showers in total. The beds in the main2 bedrooms were very firm, and what would be a sensible addition would be fans for the rooms. We were fortunate it was a very hot week, & the house was incredibly warm so providing these especially for the warmer months would be a god addition. The house is 5-10 minute walk to the harbour/High street, and Lymington itself is lovely, and provides a good base to explore the local beaches/New Forest.

Great place to stay with small children garden and main area very family friendly. The house is very well stocked. The garden perfect with furniture and a bbq. The only downsize was the parking. Unless you have a small car it won’t fit into the driveway. Parking was fine when we were there but perhaps during summer months maybe a problem. Great walking into town too and along the sea wall. We didn’t need to use the car very much so a big plus.

I had an amazing stay here. The house is truly beautiful, very spacious and thoughtfully designed – it feels both luxurious and welcoming at the same time. The garden was a real highlight for me. I travelled with my dogs and they absolutely loved having the space to run around freely. It made a huge difference to my stay. Everything inside the house was spotless. The bed was extremely comfortable, and the kitchen was simply incredible – fully equipped, with a fantastic island that became the heart of my time there. This home is perfect for a larger family or group – there’s plenty of space for everyone without ever feeling crowded. Overall, it felt like a place where I could truly relax and unwind. I would definitely love to come back.

Lovely stay. We had a lovely 4 nights at No16. It was spotless and we were really pleased to find a lady arrived before we went in to double check that the house had been cleaned well. It was spotless! The house is gorgeous and the downstairs open plan area is perfect for family get togethers. Our only issue is that the bed sheets are poor quality polyester and really need an upgrade as do the towels to match the quality of the rest of the house. Thank for the stay!

With six adults and a five-month-old baby, we needed a large 'living' space - ideally open-plan including kitchen and dining area. No.16 was perfect! We could all be together and not feel on top of each other. The downstairs area is very large! It's very bright and airy and looks out over a rather charming garden that isn't overlooked. Furnishings and decor are all to a high standard throughout. Having three bathrooms (one ensuite) was great. The house is only about 5-10 min walk to Lymington High Street and just as close to the wetlands. Only one very minor gripe: The upstairs is a little 'cozy' - but fine for close family/friends! Would definitely stay here again.

A fabulous house; really spacious and light. The kitchen was gorgeous and many a G&T was sipped whilst sat appreciating the garden with the bifold doors wide open! The house was well equipped throughout and everything felt very new and well looked after. The house is in a great location and is within easy walking distance to the high street and all the local shops, restaurants and cafes.

We opened the front door and all went wow! Amazingly newly refurbished and extended downstairs with beautiful kitchen, huge island, comfortable sitting area and bifold doors along the back leading to a very smart garden and seating. A very well equipped house with everything we needed. Spacious main bedroom with smart en-suite. The other two bedrooms are cosy doubles; one might be a little small for two adults but fine for the one adult we had sleeping there. An additional living room at front of house and a downstairs walk-in shower were a bonus. Parking easy on street and comfortable walk into town, although a bit of a hill. The sun shone and we loved the house, garden, Lymington and beyond. We would happily return.
