With a charming cobbled courtyard and honey-hued façade setting the scene, The Coach House’s whimsical walled garden creates a cocoon of ultra-private paradise…

Once a resting place for Heathfield’s visiting horses & carriages, we love how the cottage still honours its 200 year old heritage; with exposed beams, high ceilings & period features stealing the show. You’ll be hard pushed to do anything but unwind amongst such a beautifully designed interior.

Although there’s plenty of space to spend quality time together inside, the great outdoors also beckons… The courtyard is gorgeous for morning coffees & alfresco meals, whilst the south-facing lawn boasts stunning views as you partake in a garden game or two.

Heathfield Manor House’s grounds means that you are privy to a very coveted peaceful postcode but, if you can bear to leave, there are plenty more New Forest adventures to be found (We’d bike to Bransgore for pub grub & donkey spotting, and head to Avon beach for a quick dip & ice cream).

Inside

If you are looking for an extra special space to gather your favourite people, you have certainly come to the right place.

With stunning arched windows, exposed beams, and tall rooms offering whisperings of days gone by, the heady mix of old & new create a haven of laidback luxe... Expect top-notch furnishings & fittings in each and every room.

Although there is plenty of space for all 8 of you to spread out, you’ll naturally embrace the art of togetherness as the gorgeous surroundings lure you to lose track of time… Playing rummy, reading the paper, and cat-napping in between woodland wanders & lunchtime toasts come highly recommended.

Whilst the living room feels like it’s front cover material for Country Living, we also love how the kitchen-diner design means glasses & plates are easily replenished. From a nightcap on the terrace, to chatter around the wood burner, evenings are a particularly cosy affair.

When you are ready to retire, each of the four bedrooms welcome you to rest easy amongst soft linens and a nature-inspired colour palettes. Whilst three of the bedrooms are en-suite, the fourth room will surely get first dibs on the spacious family bathroom, so no queues are necessary!

Outside

We’re not sure what we love the most about the courtyard… the shutter-lined windows, sorbet shaded backdrop, or dappled afternoon sun that dances on the cobbles. There’s also the plant-draped walls, adding to the old French vineyard vibes.

Whilst the outdoor dining table is perfection for a lazy lunch or starlit supper, the veranda also ensures your morning coffee can be enjoyed with the dawn chorus- come rain or shine.

Limber up for a game of badminton, boules or table tennis on the lawned area… You may be a little distracted though as you’ll get VIP views over the estate’s grounds whilst you play. Spectators can also soak up the scenery from the covered terrace here, so no one misses out.


GardenThe house has a front courtyard plus back and side gardens with plenty of outdoor seating. Garden dining table & chairs / Sun loungers / Gas BBQ.
ParkingThere is allocated parking for up to 4 cars.

There is a covered pond set amongst the courtyard, so please do ensure all little ones are monitored at all times outside.

Storage for bikes is available upon request.

NO EV charging at this property.

Your home-from home is semi-detached, so please do keep noise levels to a neighbour-friendly level. There are security cameras outside, but these are purely for security so you still have complete privacy. The owners also live on the Estate.

There are cats which live on the grounds here, so they may try and join your guest list!

Location, location, location...

Exploring the Hampshire / Dorset coast is easy from here (Mudeford, with it's water sports and crabbing is 15 minutes away and Southbourne beach just 20 minutes) & there are plenty of family-friendly activities nearby, such as Moors Valley Country Park and the Dorset Heavy Horse Farm Park.

At Christchurch Quay there is a kids outdoor water park. It’s a ‘splash pad’ so there is no swimming areas, but there are paddling pools, fountains, streams, places to dam up, float toys and enjoy water play.

Hengistbury Head is another great spot. Park on the ‘mainland’ side of Mudeford and walk the 20-30 mins up and over to Mudeford Spit. From there you can drop down to the beaches through the foresty sides of the ‘Head’. The views from here are beautiful.

For those with prams or wheelchairs, take the track along the flat route and on your return, jump aboard the ‘Noddy’ (land) train that runs between the car park and the cafe.

The house was excellent in every aspect except the gardens which looked unattended and left to nature. I know the house is in the New Forest but I would have liked a little more of a welcoming garden, maybe a few flowers and weeds dealt with. Other than that we thought it was a beautiful house.
