Great position close to town and waterside action: round the corner is Lymington’s buzzy High Street, and down ‘The Cobbles’ is The Quay.

Lovely light filled kitchen-breakfast room opens onto the suntrap courtyard garden for inside-outside feasting and socialising.

Perfect for car-free getaways. Everything you need is a stroll away, including cycle hire, M&S Foodhall and Waitrose, or saunter to the station for forays to the Isle of Wight and the New Forest.

If you like your breaks to have a bit of buzz, Ace Cottage hits the spot! This quaint period townhouse sleeps six and is found slap bang in the heart of Lymington.

Just a stroll away is the market town’s gorgeous Georgian High Street, with boutiques, bistros and cafes, and its yachtie quayside, for crabbing and people watching. And Lymington Town train station is only around the corner – perfect for those who desire a relaxed car-free break. Take the train for easy adventuring in the New Forest in one direction and the ferry to the Isle of Wight in the other for island adventures.

HISTORY OF THE HOUSE
Ace Cottage is one of a pair of charming semi-detached early Victorian ‘townhouses’, thought to have been built circa 1860, with period detailing.

ACE COTTAGE STYLE
The interiors are inviting and calming. There’s a chic colour palette in play with neutrals of cloudy day and stormy sky greys and vibrant colour pops of primrose yellow and rhododendron pinks, mauves and reds. There’s also a Victorian vintage and French rustic vibe going on – such as solid beech freestanding furniture in the kitchen, and classic metal bed frames and antique chests of drawers in the bedrooms.

Inside

Ace Cottage is set back from the street with a small front garden behind a high laurel hedge, and steps up to an arched entrance way with Victorian style front door. This opens straight onto the welcoming sitting-dining room - a stylish chill out zone in soothing neutrals with deep sofas and seating in colour pop shades of azalea pinks and rhododendron mauves, plus big Smart TV screen, rug over plank style flooring, and solid wood dining table that seats six when pulled out.

Extra dining chairs are stashed in an inner hallway (where there are also lots of practical coat pegs). Beyond this is a kitchen-breakfast room with an inviting vintagey French rustic-cum-Edwardian kitchen aesthetic. We’re talking range oven and beech freestanding pieces including butcher’s block with wicker drawers for an unfitted look. Plus, there’s a colossal fridge-freezer and breakfast bar with industrial vibe stools in primrose for two or three bods to perch for snacks, or enjoy drinks and chats as lunches and suppers are prepped.

French doors open this space up to a lovely, sunny, part-walled courtyard garden with bistro table and chairs, for relaxed inside-outside eating and socialising. The courtyard is also strung with lights creating a sparkling evening setting.

(A useful laundry and cloakroom beyond the kitchen completes the downstairs accommodation.)

Carpeted stairs lead up to a choice of three bedrooms for easy slumbers. These include, on the first floor, a good-sized kids room with twin metal framed beds and garden outlook, plus a master suite with king size bed, feature fireplace and small, but useful en suite with shower. Up the stairs again, passing a half landing with archway detail, is the top floor where there’s a light and airy double with king size bed, and a generous boutique bathroom with bath tub under sloping eaves and lovely views over gardens. This flexible sleeping accommodation across two floors works well for multigenerational stays as well as families and friends!

Outside

Throw open the French doors from the kitchen onto the charming south-west facing, part-walled courtyard garden. This private suntrap is like an outside dining room - perfect for alfresco lunches, suppers and drinks late into the evening – with sparkling lights creating a magical setting. (That’s if you are not tempted by the abundance of bistros, cafes, pubs and restaurants down the road and round the corner.)

ParkingYou can park outside for an hour to offload, before taking your car to the car park just round the corner (a parking clock is provided). However, with the station just a short stroll, Ace Cottage is perfect for a relaxed car free break if you don’t drive or don’t want to bring a car.

Ace Cottage does not currently have EV charging facilities, or access to charge your car from the mains.

Home truths

Mind your head going upstairs – the ceilings are cottagey low in places.

There is no dishwasher (a great excuse to eat out).

The fireplaces are non-working.

The dining table needs to be pulled out - although you can also throw open the doors from the kitchen and eat al fresco in the courtyard garden.

Door to basement is locked.

The steps leading to the entrance are high and made of stone, so please take extra care when going up or down, especially in wet weather. If you have heavy luggage, it may be easier to carry it one step at a time.

There’s a tasty array of pubs and eateries to potter to in Lymington. On the High Street you will find a tempting assortment of boutiques, bookshops (we love The Imaginarium), cycle hire and galleries. Don’t miss Lymington’s popular endlessly browsable Saturday morning market with everything from fresh bread to seafood and sewing patterns. And you’re not far from the marinas and salty walks along the sea wall to Keyhaven nature reserve, dramatic Hurst spit and the beaches at Milford on Sea.
