History of the House

This house has charm, character and history. Originally called Old Solent House, it was built in the 1700s as a merchant’s home. It has also been an inn and, in the mid-20th century, an art gallery specialising in 19th century marine and landscape paintings. Solent Place even received a national heritage award for the high standard of restorative work.

Inside

Solent Place is a glam Georgian townhouse newly decorated and beautifully styled as a laid-back luxury bolthole. The aesthetic is Hamptons coastal meets Scandi calm. There’s wood panelling in shades of night sky and ocean blue, top spec finishes, natural materials and high-end detailing. Beachy-inspired artwork includes semi-abstract seascapes and hand- pressed seaweed.

The classic Georgian interior includes high ceilings, sash windows and turning staircases. Downstairs two interconnected lounges open onto the sociable kitchen and dining area running across the back of the house. The colour palette is soothing neutrals and coastal hues including sail whites, stone, sand, wave blues, lichen and kelp.

The two sitting areas are decorated in soft warm neutrals with oversized, deep squashy sofas, for stretching out, heaped with cushions and throws, plus inviting armchairs for curling up with a book. There are statement lamps, textured rugs over pale wood boards, while a wide screen smart TV, hidden as a feature mirror, sits above a glass-fronted inset fireplace for firelit evenings.

The lounges are open to the sociable come-together kitchen-dining space across the back of the house. Kitchen cabinetry is in forest green with brass detailing, a butler sink and every appliance, from warming drawers to wine chiller, for rustling up brunch, snacks and suppers. A huge island unit/breakfast bar with stools invites chatting while chopping, and the lovely big wooden table easily seats ten. Sliding glass doors open this kitchen-dining room to a Mediterranean-style courtyard garden. This extends the fab, relaxed entertaining space outside into the courtyard with its outdoor kitchen and dining area beside an outdoor fire; taking the feasting, drinking and laughter al fresco and late into the evening under starry night skies.

When you’re ready to turn in, there are three inviting boutique bedrooms with king size beds and sumptuous bed linen for the deepest slumbers.

On the first floor (note the richly painted panelled galleried landings and Victorian style cast iron radiators) the airy principal bedroom is styled in moody coastal shades of blues, greys and whites. The huge bed is layered with pillows and throws, and there are bedside tables with oversized lamps, plus dressing table under the window, and handcrafted fitted wardrobes and drawers. On this floor you’ll also find the simply stunning principal bathroom. This features lush tropical green wallpaper, drawing room drapes, twin basins, deep bath tub for soaks and refreshing walk-in shower with glossy tiles a shade of seaweed.

On the second floor are two more light, bright doubles with king size beds heaped with pillows and cosy throws. One bedroom is drenched in shoreside shades of stone and sand with a big smart TV. The other has a subtle nautical vibe of summer sea blues and a model schooner on the window sill. On this floor there’s also a modern wet room with demisting mirror and tiling in stone and slate.

Solent Place feels like an en vogue five-star boutique townhouse hotel. It is all beautifully done – classic yet contemporary, calm and chic. Slow down. Relax. Enjoy.

Outside

The elegant exterior is classic Georgian with sash windows and impressive entrance door with arched fanlight. There’s also just enough room at the front to park a small family car.

At the back, the sociable open-plan kitchen-dining room overlooks a charming part-walled courtyard garden. Simply slide back the full height glass doors to bring the outside in, and take the inside out. The Mediterranean vibe, west-facing suntrap courtyard is more of an additional living space than a garden. There’s an outdoor kitchen, and a substantial dining table and chairs in front of an outdoor fire, while slate steps lead to a raised sitting area with lush greenery.

Capturing afternoon and evening sun, the modish courtyard invites lively al fresco lunches and long, happy, relaxed evenings sipping a glass or two of something delicious (perhaps from the local wine merchant) while chatting and laughing under star spangled skies.

This is the hot spot for friends getting together for a grown-up getaway.

ParkingThe driveway has room for 1 small car. There is an extra parking clock provided to use in the local car parks during your stay.

The two car parks on the Town Quay and Gosport Street are only 3 minutes walk away where the parking clocks provided can be used. The parking clocks can also be used at other car parks in Lymington as well as many locations in the New Forest and on the coast.

Home truths

Parking is possible in the space shown, but it will be tight. It’s best suited to a small car, as the access and turning area are limited. Larger vehicles may find it very difficult to manoeuvre.

The steps leading to the entrance are high and made of stone, so please take extra care when going up or down, especially in wet weather. If you have heavy luggage, it may be easier to carry it one step at a time.

This is an adult luxe house across three floors and not geared up for kiddies. Babes in arms are welcome, however you would need to bring your own travel cot and highchair.

Solent Place is just steps from Lymington’s picturesque, boat-filled Quay — the perfect spot to grab a coffee from Coffee & Drift or an ice cream from a traditional parlour and enjoy some waterside people- and yacht-watching. Paddleboard hire is right on the Quay, and bikes are available on Quay Hill, just a short cobbled stroll away. Lymington’s bustling High Street sits at the top of Quay Hill, brimming with art galleries, boutique shops, cafés, and a mix of top-name and independent stores.

Don’t miss the Saturday market, where you can pick up fresh local produce and treats. For dining, favourites include The Haven at Lymington Yacht Marina with its unbeatable views, The Cellar Tasting House for evening nibbles and drinks, and The Elderflower for effortless fine dining — all just a short walk away.

For outdoor adventures, the Lymington Sea Water Baths are nearby, and scenic walks along the sea wall to Keyhaven are just along the road. Lymington Town station is also within easy reach. Excellent accommodation in a prime location. We (6 family members + baby) found Solent Place super clean and very well equipped (save for a microwave). Everything needed for a comfortable holiday with thoughtful additions such as kitchen & cleaning supplies. Everything worked (showers/heating etc) and when there were a couple of (minor) issues the property manager was on hand to discuss and address. In fact, the property appeared as new! The parking space is actually fine even for a larger vehicle and the location is perfect whether the weather is good or not so. We hope to return.
