Inside

As soon as you enter, be prepared to be wowed by the views and the sense of space!

The glossy, and open-plan kitchen, dining area, and sitting room, all span the full width of the house- soaking up the field-filled vista to bring the outside in.

With a heater, and blankets, at the-ready, you'll find the cosy cabana just off the sitting room. Filled with luxe throws, and plump cushions, the glass window also means you can look out (perfect for watching the kids!) and feel extra cosy... whatever the weather!

Head back inside to discover the 4 x sumptuous and spacious bedrooms. The downstairs bedroom is next to the generous family bathroom, and the 3 x bedrooms upstairs come with their own en-suites. Whilst all are uber-lovely, we have to say that the master suite really is a showstopper... boasting a huge bathroom, and impressive closet, just lie back to soak-up lovely sunsets from its floor-to-ceiling glass!

Children will be extra happy here and, alongside all the fun waiting to be had outside, they are sure to delve deep into the 'Narnia' of a toy cupboard.

We love the fact that there is plenty of room to gather together here, or equally find a quiet & cosy spot if you need some downtime! For anyone needing somewhere to catch up on emails, there's a also a decent sized office to hunker-down in.

Lymington's Georgian market town is a short drive away (bike there in 6 mins, or walk in 15). It's a busy and bustling place that is fab for boutique-finds, people-watching and sampling the many independent places to eat, drink and be merry! The nearest supermarket is Waitrose and the Saturday market is also great for topping up your fresh supplies.

Dogs are also welcome at Deer Lodge, and can roam anywhere downstairs (there's a stair gate and well-fenced garden so you don't need to worry about escapists).

ECO CREDS
The house owners are really into eco-homes. There are 33 photovoltaic panels on the roofs here, electricity is stored in 10KW of batteries for use when the sun goes down. There are hot water panels on the roof too. There is a super efficient heat recovery ventilation system here, plus all the usual building mod-cons of excellent top-of-the-range insulation system, double-glazed windows and low-energy lighting throughout. The electric tariff here is green too, so you can charge your electric car and feel very happy about that too. Thumbs up!

Pets	Dogs are welcome in the downstairs area here - with a small charge per dog, per stay. Garden is well fenced and enclosed.

Outside

Where to start... there is so much to discover outside....with views overlooking the grassy fields, this 'playground' is also well-fenced, feeling nice and private amongst neighbours.

THE HOT TUB (additional fee charged for hot tub use)
There's plenty of room for all 8 of you to warm up here!

THE SWIMMING POOL
Secretly hidden in the garden (it has a useable wooden decking cover on sliding tracks); is your heated pool! This Elite level swim-current pool is set to a very welcoming 27 degrees in peak season and in colder months a little cooler at about 24 degrees. - please be aware that there are no steps to enter the pool.
Pool dimensions - 6 x 3 meters. 1.3 Depth.

THE GYM
Across the garden, the gym is light, airy and well set-up. With its special flooring (45mm), this separate room is also home to a running & rowing machine, skiErg machine, assault bike, treadmill, weight power rack (with 200kg of Olympic weights & pulley system), dumbbells (up to 30kg), medicine balls, training bands, TRX system and a cross-fit box all at the ready! The owners are seriously into their fitness and compete in IronMan competitions internationally...

THE GAMES ROOM
Cosy sofas let you sink-in and curl-up to chill, watch the smart TV, or get gaming (there's an X box & small pool table). If you are looking for additional guests to join your party, please chat to us about using this room.

ALL THE EXTRAS
As well as the plant wall, the football goals, the ping pong table, and the ice bath (Brrrr-ing your own ice)... there's also a great area for alfresco feasting. With seating for 8, feel free to use the EliteGrill gas BBQ & GOZNEY Roccbox Pizza oven (just outside the kitchen making for easy to-ing & fro-ing!).

Garden

Parking

The driveway has room for 3-4 cars (with unrestricted parking on the road to accommodate any additional vehicles in your party) with a *Project EV charge point available to use. *Charges apply.

Home truths

This is a residential road, so please be aware of noise and your neighbours.

The heated directional current pool is hidden under the central-raised decking (operated by remote control) - please be aware that there are no steps to enter the pool. The gym, pool and hot tub are also available for your use (there is an additional fee for guests using the hot tub) ; but will need to sign a waiver prior to using any of the facilities outdoors to confirm that you will be using equipment at your own risk.

As we change the hot tub water for every booking, if you arrive on a changeover day, it may take till later on your arrival day until the optimum temperature is reached... trust us though, it'll be well worth the wait!

The outdoor bath is available to use as an ice bath. The owners recommend filling it up with the garden hose and leaving overnight. As above, the bath is also to be used at your own risk.

The outdoor games room is set-up with a smart TV, sofa beds & football table. If you would like additional guests to stay in this room, please chat to our team.

The back garden fencing for dogs is 4ft high, some dogs may try to jump over it to escape and chase deer - this wouldn't be popular....

Please note there are no blinds covering the gable window in the master bedroom.

Two of the ensuite bathrooms do not have doors.

There is an additional optional cost of £60.00 1 x Gas canister for the outdoor heater.

There is an extra charge for logs and kindling to burn on the fire (October- March) but feel free to BYO!

For security reasons there is a ring camera installed outside of the property.

Accessibility

You can park within 5 metres of the front door. There are two small steps inside (each 3") as you move from the hall area to the kitchen.

The stairs have a good handrail.

There is a downstairs bedroom and bathroom.

Booking Information

Included in your booking cost are: all bedding and linen, towels for the house, kitchen essentials, any baby kit you've requested and cleaning the house after you leave. We also supply some treats to get you going for tea when you arrive. Enjoy!
