This impressive, spacious, light-filled Edwardian family home is a great base for multi-generational and family get-togethers whether you’re celebrating or just hanging out. Greenwood is certainly roomy enough. With six airy bedrooms and bathrooms on both the first and second floors, there’s plenty of space for everyone to stretch out, discover their own corners and feel comfortable.

This classic period country house also features high ceilings and huge windows overlooking dazzlingly lovely garden and Forest views on every side. There’s a supersized open plan kitchen-dining-family room with French windows that open onto the garden. In addition, a useful utility is great for muddy boots from garden and Forest adventuring. There’s a cosy snug as well as a big get-together of a sitting room. The original staircase in the reception hallway runs up the full height of the house.

Outside is even more impressive. If possible… There’s a huge wrap round garden, *a heated swimming pool, zip wire, climbing frame, tennis court, snooker table, table tennis AND a cinema room. Greenwood has everything you need to keep everyone happy and make some wonderful holiday memories!

That’s if you can resist pulling on your boots or leaping on a bike and heading off into the Forest. Brockenhurst is surrounded by Forest landscape criss-crossed by footpaths, and the draw to discover it is irresistible.

Inside

Greenwood is an attractive Edwardian house with character and charm, big feature bays and a contemporary garden-room style dining area off the kitchen.
The covered porch leads into a wide reception hallway with original staircase running up to the first and second floors of the house. On one side of the hall is a colourful snug and on the other a very generous sitting room for relaxing, styled with lots of pale wood and huge sofas heaped with cushions in soft garden shades of green, blue and pink. However, perhaps the main hang-out is the massive orangery-style kitchen-dining-family room with tv. Decorated in breezy coastal blues and whites, this light-filled space is large enough for everyone to gather. There’s a table that can comfortably seat up to 12, and deep, squashy sofas in the sitting area, while the kitchen is fully equipped for rustling up supper. Throw open those French windows to eat al fresco or picnic in the garden. Off the kitchen there’s also a useful utility space for muddy boots from Forest forays. And off the hallway there’s a cloakroom.

Up those impressive stairs to the first floor where there’s a master bedroom in restful deep blues with super king sleigh bed for luxe slumbers, walk-in wardrobe, and ensuite with a supersized deep bath for long, leisurely soaks. Another bedroom has twin small doubles and bookshelves stacked with Narnia and Harry Potter adventures. There are two additional double bedrooms on this floor – one styled in leaf green and raspberry and another in muted stormy sky blues.

On the second floor are two more gorgeous doubles, both in shades of white and berry, with high treetop views and sloping eaves. There are two family bathrooms – one on the first floor and one on the second. All in all, this is both a gorgeous and a wonderfully practical retreat for multi-families and multi-generational escapes.

This traditional family home has it all, including a huge garden for lots of outside fun, along with easy access to adventuring as open Forest is just across the road. It’s an invitation to make memories.

Outside

Greenwood is all about its garden and gorgeous Foresty location. Through the gate and park up on the gravelled driveway. Now, with your back to the house, draw breath and gaze over the fence toward the open Forest on the other side of the lane, stretching away far and wide. Wow.

It’s wow again when you turn back to the house. The humongous wrap-around garden is a dream for outdoorsy families. It has everything needed to keep everyone happy, and then some. Take a splash in the outdoor pool (available May half term to Early September). Pretend you’re Andy Murray or Serena Williams on the tennis court. There’s masses of space to run wild and free, kick a ball, clamber up the climbing frame or whizz along the zip wire for fun, fun, fun. And rain never stops play as a separate outbuilding houses a cinema room and a games room with snooker and table tennis.

The pool measures 22ft by 42ft, with a depth ranging from 3.6ft at the shallow end to 6ft at the deep end, gently sloping towards the deeper section.

The less active can sit on the terrace and watch the wildlife go by – possibly with a glass of something refreshing to hand. Tuck into a late supper outside, look up and stargaze – Brockenhurst’s wide dark night skies are a real spectacle.

Greenwood does not currently have EV charging facilities, or access to charge your car from the mains.

Home truths

The nights get very dark and while we love this about Greenwood, if you’re going out for supper do take a torch with you (unless it is a clear moonlit night).

Fireplaces are non working and out of use.

The lead guest will need to agree to a waiver prior to using any of the facilities outdoors to confirm that the guests staying at the house will be using equipment at your own risk.

Please note that the pool is not gated or enclosed, so for safety reasons, children must be supervised at all times when using the pool or in the surrounding area. The pool cover will remain off once the pool is open for the season. Please note that external factors could impact the pool temperature.

The first-floor balcony is out of use and not available for guest access during your stay.

For security reasons there is a ring camera installed outside of the property.

Location, location, location...

Found right on the edge of Brockenhurst, only a very quiet road separates Greenwood from the wide expanses of open Forest. Pull on your boots, jump on a bike (bike hire is easily available in Brockenhurst) and head off into the inviting green yonder.

Brock’s ‘high street’ aka Brookley Road, showcases everything we love about local. There's a brilliant butcher’s, great greengrocer, and multi-award-winning bakery. Even the convenience store has won a national award. If the countryside air has helped you work up an appetite, you can visit one of the numerous pubs, cafes and restaurants in and around buzzy Brock'. A few of our favourites include Paddle in the Forest (for coffee & brunch), Albero (modern Italian cooking), Pig Beer Brewery and Tap Room (on the road to Lymington) and THE PIG (loved by Fred Sirieix in BBC TV’s Remarkable Places to Eat).

Local trains run from Brockenhurst to Lymington for coastal jaunts and Lymington Pier, for island hopping to the Isle of Wight. Alternatively, the main line runs to Southampton, Winchester and London in one direction, and Christchurch and Bournemouth in the other.

Fabulous house and grounds, perfect forest setting and ideal autumn weather. A fantastic time. I loved the cinema and games room we watched a movie every night! The zip wire was so fun! It was amazing here. If I could, this would definitely be my go to airbnb every time! Every place you could go to was magical! i'd definitely come back again. Great place for a family gathering. Lovely house, amazing location. Would love to come back in the summer and make more of the garden and swimming pool.

We had a great stay!! There's so much wildlife here. I really loved seeing all the ponies and seeing a woodpecker in our own garden!! I have no idea why, loads of gatekeeper butterflies kept flying into the kitchen! Our dog Ida really enjoyed running around the garden and we did too. It's really lovely here and I would definitely stay again :)

The house is perfect for large families, with plenty of room for everyone. The outdoor pool and tennis court are great for daytime fun, while the games room with table tennis will keep guests entertained in the evenings. Set in the heart of the New Forest, perfect for peaceful walks with ponies nearby. A fantastic place for relaxation and adventure—highly recommend!
