A picture perfect cottage for 4, only a 20 minute walk through the forest to a lovely wild beach or 10 minutes walk to a gastro pub. The lane itself is a firm favourite of the local donkeys, the garden is private and gets wonderful afternoon sun. Fifty metres from the front door is the National Park heathland and from there you can walk for miles and miles. What’s not to love?

Rowes Lane is one of the quirky little areas of the New Forest that are a pleasure to find. The donkeys that live locally here often sleep overnight outside the house. There is a farm at the end of the no-through lane and only about 15 cottages and houses, with forest and fields behind them on all sides. It’s a genial spot.

The cottage has had a total renovation 4 years ago. The owner is Norwegian and her clean and uncluttered style shines forth. The kitchen, bathroom and hallway have underfloor heating. Bedrooms are styled on ‘less is more’ and are very comfortable. No pets here please. This house suits those who have allergies.

Here's your full run down of this place, inside and out...


Walk in through the main front door into a small hallway. From there on your right is the open plan living/dining room which is a good size and well set up for guests. It feels lovely and light in here because in the renovation bifold doors were added. This is where the deck/terrace renovation is happening this spring ready for guests in May 2021.

The kitchen is practical and smart. There is plenty to cook with. The kitchen table seats 4. Do bring any juicers or mixers that you might need.

The bedroom and bathroom pictures here are indicative. The rooms are a reasonable size. You can put a travel cot in either. The bathroom has a shower and bath and is smart, sparkly and in great condition.

The pretty cottage garden is mainly laid to lawn, south west facing and well fenced. It picks up the afternoon and evening sun well and can get really toasty by the house. The terrace area by the bifold sitting room doors gets really warm. Fold the doors back and bask in the sunshine in the house. It's a glorious spot.

There is a bike shed that you can lock. The parking is easy to access from the lane. It will fit all but the very large 4x4 cars.
Garden : A small garden of 1/4 acre, mainly laid to lawn, well fenced and south west facing. The terrace area here is having an renovation/update in early summer 2021.
It gets lovely and hot here.

There is a shed you can lock for bicycle storage.
Parking : There is parking for one car inside the gate. If you need more space, you can park outside the cottage on the lane.

Home truths

The donkeys and ponies that live wild in this area will be ready to get into the garden the moment you leave the gate open. Watch out. They're cute but cunning!


The house is single story with no steps inside. The shower has no specific set up for those with mobility challenges but it is a good size. There is a small step up into the house through the front door.

Free and included in your booking cost are: all bedding and linen, towels for the house, kitchen essentials, any baby kit you've requested and cleaning the house after you leave. We also supply some treats to get you going for tea when you arrive. Enjoy!

The location...

The area between Lymington and Beaulieu is a coveted place to live. Very quiet, very rural, the roads are full of the roaming ponies, donkeys and cattle. There are a few local Post Offices where you can buy a selection of veg, bread, milk, papers, choc', and other essentials such as SPAM (!) and local honey. The nearest shop is in East Boldre village 2 miles away. Don't miss Pilley Stores too. They have a gramaphone playing outside in summer...

The local pub is the East End Arms - 1/2 mile down the lane, or The Turfcutters (a local favourite with usually more dogs than people in it) 2 miles across the heath.

The nearest long sandy beach is Milford on Sea, 8 miles away. The nearest beach for walking is Tanners which is 20 minutes through the wood and down the lane.

Lymington is 3.5 miles away.

Lymington is often in The Times ‘Top 10 places to live in the UK’.  Obviously we are totally biased and agree. It is marvellous. The quality of life here is very good. The town is surrounded by National Park to the north, coastal otherwise. There is a good mix of industry (boats) and retail. Less obvious is the connection to the rural workings of the National Park itself.
