Watch Cottage is a gorgeous Georgian townhouse with glorious views over rooftops to Lymington River and the Quay. This retreat with its stylish mix of period character and modern coastal aesthetic comfortably sleeps six. It is ideal for couples, friends and families. Airy accommodation across four floors provides space for easy get-togethers. These include a glam kitchen-breakfast room that opens on to a courtyard garden where there’s a choice of spots for sitting or feasting, and a studio that could be a teen den or grownup workspace. Plus, everything Lymington has to offer, from art galleries to boutiques, and cafes to wine bars, is on the doorstep – almost literally.

HISTORY OF THE HOUSE

Watch Cottage is found on Captains’ Row, just up from the bustling quay. Dating mostly from the early 19th century, Captains’ Row is within Lymington’s conservation area and recognised for its nautical heritage with many of the properties having been home to naval officers and those involved in the town’s maritime trade.

Watch Cottage’s interior is comfortable and chic with a contemporary classic aesthetic that’s timeless. The focus is on combining original character, warmth and texture, including exposed beams and brickwork, with quietly modern luxe, such as a glam, glossy kitchen. The result is effortless style. Inside

The entrance is hidden down a private passage leading from the street, and opens onto a big cosy, comfy and chic sitting room that runs the depth of the house. It features an impressive, exposed brick inglenook with log burner, layered lighting, driftwood-style floorboards, big smart TV with Sky, sash windows, and lovely views towards Lymington Quay. It’s the perfect space for lounging on lazy afternoons. Plonk yourself down in one of the Cotswold Furniture invitingly deep and squashy sofas and armchairs. Switch on the radio; grab a board game; or curl up with a book. Stairs lead down to a wow of a kitchen-dining room on the lower ground floor – mixing character with contemporary to stunning effect. Features include curved brick walls, original beams, glossy handleless white kitchen cabinetry, atmospheric hidden lighting, a laundry cupboard with washing machine, and a dog snug. A central island houses the sink and dishwasher, there’s a modern range-style hob and oven, double-door fridge-freezer, and walk-in larder. Plus, every appliance imaginable allows you to rustle up everything from morning coffee to relaxed suppers around the wooden dining table that seats six. But that’s if you can resist the temptation of bars, bistros and more tasty eateries just round the corner.

UPSTAIRS
Across the first and second floors are three comfy double bedrooms with a Hamptons coastal vibe of blue and white and seasidey stripes for easy breezy slumbers. They can provide an ideal arrangement for friends and families with two doubles and family bathroom with tub for long soaks on the first floor, and master bedroom with en suite shower on the top floor. Plus, there’s bags of practical wardrobe and storage space. The master bedroom across the top floor features an en suite shower with textured tiling, and a wall of mirrored wardrobes, but the best feature has to be the view from the dormer window. You can see Lymington Town Quay spilling out below and beyond the roof tops and gardens.

Outside

Extra wide French doors open the sociable kitchen-dining room to the courtyard garden, creating a relaxed inside-outside entertaining vibe. This courtyard garden with a wall of lush greenery has been designed to provide an additional living room or two. There’s a glazed veranda, a lounging area in a raised sunny corner, tables and chairs for laughter-fuelled al fresco brunches, lunches and feasts, and even a contemporary studio with kitchen and en suite. Sit back lulled by the riverside sounds drifting up from the Quay. The courtyard garden can also be reached via the side gate opening off the private passageway with steps that runs down the side of the house from the street. This access allows bikes to be stashed away and pooches can be brought into the garden after sandy walks and splashy fun.

COURTYARD STUDIO
This private, light, bright garden studio with gallery white walls, desk, sofa bed, and wide screen smart TV is ideal as a teen den, games room, laid back chill zone or grownup workspace. Whatever you need it to be. There’s also an en suite shower – providing freshening up and washing down facilities on the lower floor – perfect for post SUP adventures or muddy dog walks.

ParkingTwo car parks on the Town Quay and Gosport Street are only 3 minutes walk away where the parking clock provided can be used. The parking clock can also be used at other car parks in Lymington as well as many locations in the New Forest and on the coast.

Watch Cottage does not currently have EV charging facilities, or access to charge your car from the mains.

Home truths

Being in the middle of Lymington good life, means you may hear the buzz of town and river living during the day at the front of the house, but this is part of the cottage’s heritage and charm.

There is no dedicated parking space. However, there are numerous car parks around Lymington, Town Quay and Gosport Street being the nearest which are only 3 minutes walk away covered by the Parking Clock, which is provided. There is also on-street parking on Grove Road or Queen Katherine’s Road, within 3 minutes walk. Loading and unloading in front of the house is acceptable, but do not leave the car unattended whilst doing so.

Master bedroom across the top floor is reached by its own staircase and doesn’t have a door.

The studio has a sofa bed suitable the restless and snorers, however this is not available as an additional bedroom.

There is an extra charge for logs and kindling to burn on the fire (October- March), but feel free to BYO!

Location, location, location...

This gorgeous Georgian townhouse is close to all the action. Follow the call of the seagulls down ‘The Cobbles’ to watch the world float by at Lymington Quay. Grab a coffee, nets and buckets for a spot of crabbing with the kids before jumping onboard a Puffin pirate cruise discovering SUP adventures or enjoying a revitalising Hello Outdoors sauna experience at Lymington Salt Water Baths.

Wander past a pub or two to the sea wall and head out along the Solent Way to spot boats at play on the Solent and gulls and waders among the lagoons at Keyhaven Nature Reserve.

You get stunning waterside vistas across to the Isle of Wight wherever you end up! At Milford-on-Sea you can even hire a Jaunt-E Bike and take a coastal ‘safari’.

Lymington's bustling High Street has a fab array of boutiques, bistros and cafés, and we love
scouring the stalls at the Saturday market to see what treasures we can find.
